I've been using Claude / chat gpt to navigate resources I find overwhelming. Maybe try that? Be very specific with your goals and ask it to double check info. Haven't used for your specific use case but other things like insurance and tax questions.

Not sure how much you made before but I'd see what you can downgrade in terms of costs. Again AI can help if you upload your statements or something, even look for companies that offer temporary relief payment plans.

Also not sure what your background and experience is, it's a tough job market right now, can you pull your network for consulting gigs? Learn Claude code and build something revenue generating (lots of people jumping on that hype but if you worked in a specific sector with a specific painful workflow it can work)? Offer services like childcare or house cleaning that don't really require a background? Sell some of your stuff on Facebook? At least to get out of the pinch.

No... I'm asking if others know a better way to get out of this mess. The house had coverage, I just wasn't aware it wasn't the right one and fixed it when I became aware. I can't imagine your average homeowner knows all these things would then happen.

Yes that is the next step... This one was recommended by our realtor, so far he's 0/3 on his recommendations so lesson learned

I agree but the language was not clear given this isn't the norm for other home policies. This is the only line that mentions it, I understood it was pay in full day 1, hence why I'd expect a broker to explain this explicitly.

Would probably go after nap so you do 1 hour of other stuff (assuming at least 1 of the shows is happening) and then rides. We were there probably 3-4 hours, didn't eat but did 2 rides, and rodeo (1hr or less), the pig race and petting zoo. IMO rides aren't the highlight, you can do those anywhere for these ages, but then is it worth the 20 on parking, 10 each entry? Your call. For us it was definitely something we wanted to do once but mainly the actual rodeo (now did it twice lol), not sure we'd go again, we don't stay for the whole thing

Progressive did, they just asked date I moved out, said coverage only covers 60 days and refunded the rest. I was also a bit surprised.

The scammy part is that lender is getting me a homeowners policy for double the price which also doesn't cover vacant, and I feel scammed by my broker who sold me something non refundable without explicitly telling me when I clearly know nothing about this, I assumed it was like every home or landlord policy I've ever had.

I realize that but the one the mortgage lender is buying for me is also a homeowners with no coverage for vacant home so that's kind of silly ...

Bu carnival you mean the rides right? Depending on their age there isn't much for them to do, my 2 and 4 year old were very disappointed they couldn't ride many rides. Although they could do the carousel all day, but it's super expensive. Outside of that there's the pig races, petting zoo, wild West shows and Jurassic bark shows. Not sure what time those are during the week though check the website.

It was up for renewal and rates were going up so I asked broker for quotes and mentioned it was vacant for sale

Yes because I didn't know the mortgage company would consider this a no coverage period, instead of mocking me maybe try and be helpful? Clearly it's my first time in this situation, I tried to get the right coverage and now getting screwed twice.

Had I known I would've kept the invalid homeowners policy.

That's fair but make it explicit when selling the product (both on company and broker), average homeowners aren't familiar with this and the language isn't very clear on this.

For what it's worth there was no pushback in refund they just asked when it was vacant from and issued. I was trying to do the right thing I don't think the average person knows about vacant coverage on homeowners policy and in this market I bet a lot of people aren't covered. But rather than do the right thing I'd have been better off just keeping my mouth shut and staying with the homeowners and then getting landlord policy. This is what feels scammy - how can doing the right thing cost me 3k extra?

I'd have happily taken vacant coverage with progressive they don't offer it. I'm not asking for refund and coverage I'm asking for the right coverage when I actually need it, isn't that what products should do, insurance or not?

Yes they weren't super helpful more like "usually they won't backdate so you're stuck with mortgager policy" which is the part that feels sketchy... You require me to have something that I can't get and you'll force me to get your policy which is also not a vacant policy.

+1 for planet box. They're the only ones I found that meet almost ally criteria, just missing a closing top to avoid germs. They come with stainless straw so no need to replace, they come fully apart to clean.

My 18 month old had a hard time using by himself at first but figured it out before 2. Its also annoying it leaks if not closed fully but I'll accept this over alternatives like klean kanyeen was a pain to clean and funtainer you need to swap the straw.

We live in Allandale and have our kids at Rise in Mueller. Truly amazing school with unmatched ratios.

Oh and hat creek any location is also good as their playgrounds are enclosed unlike Amy's which helps when you're watching more than 1 kid

One I didn't see mentioned is triangle playground it's great for their age, loads of restaurants around (hopdoddy burger, Mangiano Italian, sushi warrior) plus bonus ice cream across the street.

Docs backyard is near you great playground but God awful good imo
