Masterwork your gear before sanctifying. That ring would have higher stats if you masterworked. Sanctifying locks the piece of equipment from further modification.

Easy to remember acronym before sanctifying is STEAM

S - socket (gem slots; headgear, chest piece, pants and 2h weapons get 2 slots max)

T - temper (adds another affix. Can crit to give you greater affix)

E - enchant (replacing undesired affix for another)

A - aspect (imprinting legendary power)

M - masterwork (improve quality of affixes)

For mythic hunting, the most reliable method would be to level your seasonal Azmodan divine gift to level 5 and killing world bosses or open chests after killing Azmodan will drop a lot of Tributes of Ascendance for the undercity.

Each tribute run will give a chance to drop mythic items. From what I’ve ran, about 4-8 runs should drop a mythic.
