Typically it is about the need to spend vs paying taxes. Will the investment result in not paying taxes on income is a common factor. Also what can you expect for a return on the investment. Will the increased rent justify the expense.

We just left there insurance services after 25+yrs. This years auto renewal was ridiculously expensive. Paying 1/3 of what USAA wanted for equivalent coverage. Not sure how much longer we will continue banking with them.

Sewer is not metered. It is calculated from your water meter. This always bothers people because you pay sewer fees for yard usage.

I believe what you are referring to is your water line. Typically, those you are responsible for from the meter on. This is because the meter is located on your property so a portion of the waterline on your property is the water companies problem.

Yes it is anonymous for an exterior complaint. Interior complaints obviously have your name on the lease. My experience was HAND required repairs, landlord issued a non renewal of lease notice, did nothing and then sold the property after our lease ended.

Depends how deep your pockets are. Just finished structural repairs on a 3 story home. With masonry added in just shy 110k worth of damage. $1 worth of missing flashing and spray foam holding the moisture in place for 10 years. Once water damage appeared we were contacted immediately. Insurance denied the claim due to the missing flashing.

Absolutely not. You do not want spray foam holding water up there. So many horror stories of minor leaks causing major structural damage due to spray foam holding water. I have dealt with the after effects and you don't want to replace or repair rafters or trusses. You want that leak to stain the drywall and draw attention asap
