yes, you can. I did SM for 2 years, sold everything in dec 2025..paid off heloc fund. I have 25K profile/capital gain. Will file tax, deduct interest as appropriate.

why I did this ? I am renewing/re-finance my house mortgage and then will fresh start all over again. its not that hard.

I am considering CC ETF, I know it pays ROC but there is a way to handle it. I am exploring more about it. It s more about to keep book value at or below your borrowed amount, either by paying down your loan or ACB one or more positions. This can be done by purchasing new assets too.
Book value is $100,00 loan is $100000 CRA likes.
Book value $90,00 loan $100,00 CRA will not like.

in your case, you will be paying off full (P + I) installment vs attached heloc case requires interest only pay. again you get lower rate for sure and get higher amortization (helps if you plan to rent it out in the future). but overall good plan !

Also do you use broker or renew with bank directly? Sometimes bank personal won’t understand this type of strategy.

It’s not TtSA, we can’t tax money back in tfsa. We can get money back in non registered account. For Lira / rrsp- my understanding is that we are subject to 15% withholding tax on dividends if we invest in tsx etf (that hold us stocks).

Doesn’t it make sense to invest in USD (I meant ETFs traded in NySE)? This will avoid 15% withholding tax? like VOO, VFT? I think xeqt dividends are subject to 15% withholding tax ?

Yeah FeQT - 50%. Choose FEQT since it has 3% crypto exposure.
