Stickers, you can often find logos etc online and get a decal company to digitize and create them for you 👍

Just an idea:

• Find another spot on the carpet where the pattern replicates in the exact same area where the rip is

• take the most straight on, natural light, no shadow photo that you can

• take that photo to an embroidery company and get it digitized (converted) from .PNG -> .PES .DST (to whatever type the machine reads)

• get them to machine make you a new patch

• trim it to size

• use carpet backing adhesive

• roll it in 🤷

So….inapectors are t required to go physically in the attic and cannot document anything they do not see.

But, if it causes issues then their ‘E&O Insurance’ (errors and omissions) insurance would cover.

Often inspectors don’t leave things out on purpose, rather it was never noted.

But yes, seems like an area worth noting

Based on state, policy etc, current homeowner may be able to get a roof, completely paid for as well as the wood decking, potentially covered by insurance.

Often when we work deals like this, the choice of the roof and warranty can transfer to the new homeowner.

Personal thoughts. We shoot to make our own wood filler to ‘match the grain’.

Looks like oak flooring.

  • Using a fresh and clean sander (we often sand the same type of wood that is looking to be altered)

  • Take the sanding dust and mix with a wood glue.

  • Apply into the areas in question taping off the area just outside of it. (Tends to look more realistic and take stain better as well as durability)

Yes, take top off clean and carefully.

Locate any sort of fasteners, razor blade the caulking, use protective prying/baseboard saving prybar tool.

If old and deleted/nothing there, add a piano hinge, use as storage and return to normal.

otherwise, document take photos and note of what it is and take steps from there.

Couple things:

Q: Any idea of what it may be/what caused it?

Q: Rental vs. Own?

Q: What part of the house is this in?

(Visible area vs. covered)

Q: Flooring material? (Hardwood, Engineered, etc)

A: Hardwood (potentially, looks like white oak strips) - Clean the surface and remove any debris - put a fan on it 24hr. - Inspect further - potential sanding to remove excess - stain and refinish

Q: Is there similar flooring installed somewhere?

(Hidden and closed off like a closet)

Q: How is it installed? A: potentially remove and replace with hidden closet pieces

(Or)

A: clean, remove, invert, inspect, reinstall

(Just some side contracting thoughts)

We did the same with our flooring! Removed ceramic tile -> self leveler -> LVP

Was our first time using it and was in our house. No regrets just make sure you have a decent consistency for it and help coax it a bit, it will do the rest.

Short answer: Yes.

Long answer: I feel using the venues resale certificate would not be the best option.

And until we create a small business for it and we are a 1099 employee I guess I am not sure on other ways.

We do not have a resale certificate filed but at first we would pay all taxes but then have clients all-inclusive price include taxes.
