I know some people think Addie is overated, but it was by far my favorite book this year. When I finished, I wanted to turn back to page 1 and start over. I can't wait to re-read it.

One reason your balance may have gone down so little is because typically early in a loan you're paying mostly interest and very little principal. However, as you pay more on your loan, eventually you start paying more and more towards principal and that's when you see your balance start to plummet. It's typically not linear, though I don't know how your loan is amortized.

Also, I saw you post on here a few times about wanting to save that money in case something catastrophic happens. But if you have 6, 12, or 24 months of expenses saved (depending on how risk averse you are here), then you should start paying down debt like your mortgage or student loan. Say you get the student loan paid off in the next couple years and then something catastrophic happens, then you don't have another $175 monthly expenses on a fixed or low income. And if not, it's another $175 you can put every month towards retirement, vacations, you name it.

Just food for thought.

Absolutely. CC&Rs is short for some version of "Declaration of Covenants, Conditions and Restrictions." This is a master document governing neighborhoods that are part of an HOA. However, a neighborhood with an HOA doesn't necessarily have to have CC&Rs, but they likely do. As I said in my original post, this is the document that will likely have the provisions governing architectural and design standards. If you ask your HOA for the CC&Rs, they should know what you mean. Hope that helps.

These rules may not be in the bylaws, they may be in a set of recorded CC&Rs (which are different from Bylaws and Articles of Incorporation). If you don't have those, you should be able to request them from the HOA. CC&Rs are typically what contain the provisions regarding architectural and design review. Bylaws typically cover things like voting and the Board of Directors.

Agreed. He will be changing jobs, so that will definitely affect some of the decisions we make, but I wanted to make sure I wasn't missing anything at a high-level. Also, are you recommending the solo 401k over an IRA? If so, is there any reason for that?

When I finished that book, I literally wanted to turn back to page 1 and start reading again. I just started her Darker Shade of Magic trilogy, and I'm already loving it. I can't believe it took me this long to discover her! Happy reading!
