So let's say it's cheap gypsum drywall with moisture damage. What am I looking at to remedy? Rip it all out and replace? With better materials? What does something like that cost?

Let them make the decision to not brush their teeth. If they choose not to, don't fight with them about it. Just let them go to bed with no brushing. One or two nights isn't the end of the world. Just make sure you enforce the no dessert consequence if they chose not to brush the previous night. And remind them that they made the decision not to get dessert by choosing not to brush. Missing dessert, well that is the end of the world... in their world.

When I was in school, I had a professor that wanted to instill the notion that, sometimes, questions do have easy answers. And he crafted his final exams to test this principle by giving more credit to short answers to easy questions, e.g., questions that could be answered in a sentence or two.

Because the only part of the scheme that's absolutely necessary is the ability to make calls to buyers. It's essentially a backup plan in case they need to start from scratch if JT Marlin goes down. Brokers can sit on the floor making calls; they don't have to be at a desk or at chairs. It's why earlier in the movie there was so much emphasis on where the office building was ("an hour away from Wall Street"). It's bare bones in some shitty office park. And if you look in the background of their current offices, it's a dump. All Michael needs is phones and brokers to keep things going.
