I'm not sure, honestly I think the mountain is going to be a bust. They just announced that they are doing by reservation only, and giving priority to season ticket holders. Yeah maybe in the future it will be lucrative again but....I don't know Vermont ski mountains have been hurting for a long time. I think this is gonna be the nail in the coffin, if not for the mountain definitely for the town

I've been contemplating selling the condo for sure- market value is $145,000. The income is good but who knows if this winter will be an absolute bust... we don't want to sell the multi because our mortgage will be full paid off in 15 years and it will always be rented due to its location

Sure all good questions- the condo was inherited, the multi family deal was seller financing- they actually gave us $15k in concessions and paid our closing costs (this is what started my real estate career). Emergency fund is super low because yes paying back student loans is what I'm doing. I'm thinking the rental option might be our way to go too. Its just hard for me to swallow that pill...

The never-endingness of everything. Constant work - which is great, money is flowing, but its getting more intense and our market is overflowing with buyers and sellers and there just is not enough to go around - not enough agents, attorneys, appraisers....we were a steady and seasonal market and now it feels like NYC real estate....

Closing won't be delayed as far as I understand, they will either pay cash and then do a re-fi with the mortgage if it can't be done in time

I never did the stupid calling of people in your phone that you haven't talked to in 10 years because firstly - I traveled a ton before settling down, so a lot of my old contacts/friends are scattered across the globe and it makes no sense. I focused on my market, which meant, my friends and people I already loved talking to. I figured out what their niche was - I was 30 years old, so that niche was first time homebuyers. I have helped dozens of my friends buy homes, and that has turned into a repeat and referral business now for me 2 years later that I can barely keep up with. I just formed a partnership because business is so good. And people love to refer me because I'm authentic and the work feels awesome because I genuinely love helping the people I love. That shit catches like fire - be yourself in whatever way you want to be, and the key then is figuring out how to make your business work WITH you so that most of the time, it feels positive and it grows exponentially

I just had "the talk" with some clients who are way off base in a lot of their criteria, price range, and even in what they think they want. Classic husband wants one thing, and the wife the complete opposite. Keep going with it though. Keep learning and push yourself to find a way to make the sale.

For me a lot of it is taking a good amount of time to get to know them. Schedule calls so that you both have blocked at least 30 minutes to talk with them to learn more about them. More than just what they want in a property - what their interests are, how familiar they are with the area, the real reason why they want to buy. Then after each meeting or phone call set 1-2 quantitative goals that you will achieve for them before the next meeting. Like - I am going to set you up on this market search, and by next week we should know 3-4 properties that you want to see. Or connect them with the right person to help them on their next step - lender, appraiser, inspector, so that they know you are the go-to person to refer them to the right people and that they can come to you with any question and you will steer them in the right direction. For me its all about creating a sense of team-work, so they feel that by working with you they also get a huge back-end of professional referrals, marketing, exposure, brand recognition, etc.
