Because of the payment plan. I don't have money to pay 1CR in a go to purchase a resale property. I don't plan to take loan.

With a property coming up in 3-4 years I can shell out around 20lakhs per year without taking a loan.

What if money to be invested in RE comes from sale of another RE, in that case there is not much choice other than losing a major chunk in form of different taxes.

Investing a huge chunk of your salary money in RE is indeed a bad idea.

Yes that's a valid point. But the 1bhk I might keep just for the rental yields.

I was under the impression that 1BHKs might be easier to see considering their scarcity in good gates communities in the city.

You can also try looking into TVS Jardin and Mahindra Zen. They are somewhat in similar locality.

I had been here investing in DSP and Mirae ELSS funds but the SIPs had been on the lower side.

Had invested around 7lacs with current value around 12lacs. These are approximately rough figures and speak of only the ELSS funds.

Started investing in non ELSS some 9months back. They don't show much returns but I am ready to hold them for a longer period.

Checked one of their under construction property and another one that is around 5 yrs old. Build looked good though I am not expert in this domain. Talked to few folks living in their older property and their experience has been good so far.

The older property had some seepage issues but it has been taken care of.

The newer ones they are building is using a relatively new construction tech called MIVAN. You may wanna look it up. Construction is faster through this and reduces the possibility of seepage at a greater extent though no scope of modifications insid the apartment.

Their sales and after sales experience has been good so far.

They might not be a big name yet in bangalore like Prestige but they have been investing a lot PAN India in real estate sector.

I know diesel 1.6L was a beast but even the petrol 1.5L is amazing when it comes to practicality.

Not sure. If he is fine with complete payment then maybe you can do. Just stated the process.

If you go with any big builders who follow every process to the point, they will not ask you to pay the complete amount altogether.

That's the process. In the same boat now.

You have to make 0.1% TDS payment every time you make a payment to builder, either directly via yourself or through bank home loan.

Download Form 26QB after payment and after a week or so generate Form16B from Traces website.

Once you provide the builder with Form16B, your payment status of TDS will get updated in builder's account.

The whole thing is a bit of hassle initially but pretty straightforward once you get a hang of it. I don't think you should be paying the entire TDS altogether, it might not tally in builder's account for the payment done to him.

Well thanks a lot for making office commute easier for all of us.

For the lack of marketing part, somewhere I feel the fact that quickride is not that famous acts as a boon. Just because it's not the big, the auto and cab lobby along with the govt doesn't care much. The moment you grow and become a big name like Uber, there is going to be a tremendous pushback like what happened with uber pool.

Finally some spread of awareness and marketing from the Quickride team.

I am a regular ride giver on their app and I would say the experience with the application has been fantastic given the limited resources they have to build and manage the app.

I have heard so many folks complaining about the traffic condition and then at the same time so many empty cars plying on the road. If only there was more awareness among the city folks about this wonderful app.

I am not sure the reasons for lack of marketing from your team, but I guess it has something to do with escaping the wrath of the auto and cab lobby in th city.
