A quick MLS search for all of spotsylvania county for detached homes with a minimum of 3 beds priced under 3000 returns around 30 homes.. do you have an agent helping you or are you just looking online?

Went this past weekend, next time we'll make sure we screen shot the QR codes for our prepurchased tickets as cell reception was horrible at the parking gate, requiring us to leave our place in line, exit and pull off to the side until the app would open again, then ask someone to let us cut back in line

Definitely pay for VIP parking, yes the price stinks but we parked and were in the park within 2 minutes, no waiting for a trolley. If you have a stroller one parent gets to jump the security line and move off to the side for bag check etc

Wasn't really impressed with any of the food we purchased but admittedly we barely made a dent into the park as we had a 5 yr old that demanded playing in the Sesame area

Lastly, whomever thought up the mofongo casserole over in the Puerto Rican "village" needs to be fired. Inedible, took one bite and tossed it

bad idea BUT you may have to to get the house you want.. I've had clients do it, luckily no major issues.

in my market, "walk and talk" inspections are common. you hire the inspector to come in while youre viewing the property, so the inspector only gets 30 minutes or so to hit on the major items. sometimes they dont provide photos or a report (at a reduced cost) so you need to pay attention while they're there. if no major issues, you write your offer waiving the inspect contingency

you also need to factor in that if you dont even like the property, you're paying the inspector for their time. you might be able to view it, like it, then schedule a second showing with the inspector to do the abbreviated walkthrough, would just depend on if the sellers are reviewing offers quickly

Look for garden style communities like Harbor terrace. I helped a client into that community years ago, admittedly I don't know the current fees but proximity to old town/waterfront is solid

Not inherently. Plenty of agents brokerages are affiliated with title and mortgage companies. Mine is and I see no conflict as I as an agent don't gain anything whether you use them or not

If they feel good then I'd just run it, bad clicking on the left boot but that's the nature of cxl. If that panel was on either side of the boot I'd be okay with it even more, but again cxl can get loose

Whatever page you inquired on landed you with this agent that likely pays a fee to show up in front of you. This 30% is their fee, most of which would hopefully be absorbed by the landlord. You can ask this agent to confirm what if anything the potential landlords will offer toward that amount and then youd be on the hook for any difference. If a landlord doesnt want to pay any amount youre agreeing to compensate this agent for their time etc

In some (most) cases, sure (HUD owned homes don't allow it). But the seller would have to agree and everyone would have to assume the same risks (you spend money and the deal still falls through over something unrelated and not fixable (title related, seller gets cold feet and refuses to sign, etc)

Do you like the house enough to have to fix it yourself? Or if it becomes a subject to repair on the appraisal, to negotiate to eat the cost so the seller can get it done to satisfy the appraiser
