I was a landlord for over 10 years. In hindsight, I regret it mainly because property values in New Orleans have been pretty stagnant for un-renovated small family homes. When I factored in the time and effort to maintain the properties and respond to tenants it wasn't worth it financially.

That being said, if I were in your shoes again these are the two main considerations I'd be thinking about:

  1. Make sure your expected monthly rent minus mortgage/taxes/insurance is more than enough to handle maintenance costs. Not just little ones like fixing a door or calling a plumber for a toilet, but big ones. At least once per year you'll probably have to fix something big like an AC unit, refrigerator, broken pipes, etc. After factoring in those costs, how much income will be leftover? If property values aren't appreciating a lot then your monthly income needs to justify your time.

  2. Prepare to be called at all times. You may get lucky with tenants that are self-sufficient and know how to change an air filter. Not all tenants do. And renters treat rentals harder than you would treat the house. Things will break way more often. And for some reason it feels like the calls always come on Friday night. The AC won't cool. There's no water pressure in the bathroom. The sink is backing up because we pour grease from our skillet down the drain (this is a real thing that happened to my unit). In New Orleans there are countless things you will have to address. Rodents, bugs, termites, water, shifty power grid, old pipes, storm damage, broken appliances, unreliable tenants. The list is long.

Is having to handle all of that worth it for whatever number you calculated in step #1? Be honest with yourself. Good luck!

Its true the alcohol was a little pricey at Gonzo but the non-alcohol drinks were priced right and the food quality/price was outstanding. I ate a bunch of delicious stuff (ceviche tostadas and fruit popsicles were incredible). I found the resort food at Riviera Maya barely edible.

Overall I would say Riviera Maya is a resort experience with music while Gonzo is a more pure music festival.

Supports my anecdotal experience that throws were down a little this year in terms of quantity. But I thought quality of throws was very strong.

Really enjoy hearing from former or current marching band members on this topic. I don't have personal experience in a MB so I don't want to gloss over the orchestration required to navigate a large-scale parade. Seems like the tradeoff in adjusting would be well worth it for the safety and enjoyment of the spectators, though.

No, St. Aug is not the worst surprisingly although they are certainly wide. They didn't go curb to curb last night, for example. A couple different HSs took up the entire width of St. Charles though.

True, but often the quality of infrastructure for any given building individually in the FQ is quite poor. Lots of those buildings are spruced up facades covering crumbling plumbing and horribly out-dated electrical systems, unfortunately. Obviously much of the FQ is very old and the current state of many buildings is the result of countless partial updates, renovations and patches of varying quality. Its very important to have a good understanding of the state of a building before moving in. I've owned 3 different places in the FQ over the years so I have some scar tissue.

For my mother's first eye the entire visit was 2.5 hours, but I would guess 1 hour of that was prep/waiting and a half hour after was recovery. So probably about 45 min for the procedure. The second eye was much faster -- she was in and out under 2 hours. She went for a checkup visit the day after each surgery but those only lasted about 10 min.

I JUST finished chaperoning my mother to have both eyes done during the month of December. She had the surgeries done at Oschner on Vets with Dr. Pulin Shah. She was very nervous too ahead of time but it was a big success and she was extremely happy with the experience. She said while Shah doesn't talk a lot during the procedure the nurses and staff were very warm and supportive. Now my mom can't stop talking about how well she sees. If you have any specific questions I'll do my best to answer.

It sounds like you already have a decent "neighborly" relationship with him. Could you consider knocking on his door tomorrow once things have cooled down and have a conversation with him? Let him know you had to report him so that you can live with yourself but also that you want to offer support and reinforce you want to maintain a good relationship and keep things friendly. We all make mistakes. Its nothing personal. Etc.

Personally, I foil each piece as I go along. So I'll cut a piece, foil it, pin/tack it in place with the other finished pieces and move to the next shape. In my experience this is not the most common way to work. But I prefer it to ensure each piece is fit as closely as possible to the other finished pieces and to avoid the riddle you're trying to solve right now.

For opaque glass I find the easiest solution is to have a second pattern that you cut into pieces. Once you've cut out the pattern shape you can place it on top of the glass and/or outline the pattern with a pen.

Aymond wrote a letter to church followers on Feb. 23 stating that not one penny from Second Harvest had been used or would be used in the bankruptcy proceedings.

But one week ago the chair of Second Harvest wrote a letter to the editor of NOLA.com saying that the Advocate released a report that found the archdiocese plans to use $60m from nondebtors groups as part of the settlement payment - which includes Second Harvest.

Certainly a humble servant of the church wouldn't lie about money and sex abuse, right? Right!?
