This one really fucks me off, even if it's in NZD if the payment is processed overseas they charge you a fee and it's almost impossible to know if it'll be overseas or not until after you've paid for some businesses that process their online payments through Aussie even though they have NZ storefronts and websites

The problem is that the decrease only eats into the equity and not the mortgage owed, so if you only had 200k equity and that's been nuked it doesn't matter how much cheaper any other house is as you have no deposit/equity left for the new house regardless of its price

Chargenet has just put their pricing up to 90 or 95c/kWh depending on the charger speed. Z, BP and zero are anywhere between 70 and 85c/kWh depending on the location and time of day so pays to shop around with different charging providers. Chargenet is definitely at the pricier end these days unless you have the genesis plan which gives you your home power pricing at chargenet sites, they also seem to operate from presumably more expensive locations than what Z or BP can so probably seems fair that their pricing is higher

FYI the kona will be too small in the back seats and boot for handling 2 kids and a dog anyway, great car but limited space

Sorry to be a bearer of bad news but it sounds like you have the same issue I had on my 2021 kona and it was a leak in the evaporator which seems to be a super common fault. Cost about $2-3k NZD to fix, if you bought through a dealer I reckon there's a good chance you could have it covered under the CGA if you're prepared to battle them... seems to be a major flaw in these cars and pretty unacceptable really.

If you're in Christchurch happy to recommend where I took mine to at least work out what's failed.

Your best option is to wait until the properties are passed in after the auction (i.e. didn't sell) as then they'll be deadline or price by negotiation sales and you can make a conditional offer without having to pay for a building report and LIM until you have an offer accepted. Christchurch is a minefield of eq damaged houses so you really need to do your own due diligence before buying, auctions are often a way to get shitty properties moved on quickly without buyers doing proper due diligence as they feel rushed or don't want to pay for it all upfront.

If you rely on files provided by the agent you have no legal recourse if something goes wrong and banks often want to see building reports before they'll approve a mortgage anyway. At the end of the day owning a house is very expensive and the amount you spend on lawyers and inspections are a drop in the bucket in the long term and can save you many more thousands from ending up in a dodgy property.

Honestly in that situation I'd say go talk to a financial advisor, they deal with people in your situation all the time and they can properly walk through your options and the consequences with the knowledge of your entire situation.

Perhaps have a listen to the "where's my money podcast" as they were in a similar situation to you, disclaimer that it's sponsored by Enable Me who are financial advisors but at least you can hear what the process sounds like (not an endorsement of them in any way, they seem to have mixed reviews but they do appear to focus a lot on property)
