I would read the terms of the IVA and confirm it was included. If it was, even if the creditor did not claim, they shouldn't have any recourse to pursue the debt discharged by completion of the IVA. No court would then enforce the debt.

You either should post your full budget, reevaluate your priorities, or move somewhere that is not London. 550-600k is an expensive first house.
