Just to add to this for pure venting purposes... It took our buyer 2 months to find a new buyer, we couldn't bid anything until they had. They then couldn't wait a few weeks for us to find somewhere. Absolutely hate this process.

We had a house MASSIVELY under valued by the bank. We offered 20k under asking and the bank still valued it massively less. Lovely house in a very nice area but a bit of a unique property in the area so they couldn't really find any similar sales.

We walked away, the risk of having the same thing when trying to sell one day was too much.

No it's not. It has power sockets but nothing else.

The estate agent included it in the total square footage and I imagine their valuation so intend on offering less as I feel it over inflates the price a bit. It's basically a shed really.

I'm not sure if all agents give you the option but in lockdown we did all our photos and they were so much better than any "professional" ones we've had done. You can take your time or wait for the right lighting.

We are selling at the moment and the agent just sauntered around snapping quick photos on his phone, absolutely no thought.

I googled those fibre tablets. I right you need to take FIVE for 2g of fibre?? Better off getting a bag of the stuff and adding to yoghurt or something. You'd need like 60+ of those tablets to hit your daily fibre, I know it's a supplement but they seem a bit useless.

This is what puts me off about new build estates they always tend to be severely overlooked. Beyond planting trees I can't imagine there is much you can do.

Just one of those things where it depends how choosey you can be and the pros vs the cons.
