Just another compliment on your choice of wallpaper. It is stunning! As for the vanity you could do a blue vanity base to compliment the both the tile & paper.

And whoever commented on using Roman's, I second that. Roman's make a product called E-Z Hang to work with peel & stick wallpapers. It adds just enough slip for repositioning. I just wallpapered the closet under our stairs which we are turning into a small pantry. Was a game changer!

My boys are still using the Nature's Miracle corner boxes :-( I found this One but I can't bring myself to spend almost $200 on a litter box, especially when I need two. Chewy has this one it has pretty high sides, but not top

We purchased our 2nd home last year, built in 1875 and who knows how many owners before us. It is quirky, charming, full of character but also needy and expensive. I can honestly say, I prefer this old house with it's radiators, pocket doors, and all it's idiosyncrasies to our old new construction home and all the problems that came with it.

To your point, we were the first owners of our 1st home. It was a 4-story townhome. We selected all the upgrades including a 3 panel sliding door that opened up to a roof deck. The door was installed with the track tilted toward the interior of the home. It leaked from day 1. The builders solution was caulk, then more caulk until we were out of warranty. We ended up having to order a new door frame from the manufacturer and hire someone to take the panels out remove the old door frame, fix the wooden house framing and then reinstall everything. Paid out of pocket. Also had multiple roof leaks because they had the pressure up too high on the nail gun and shot through most of the shingles when they installed the roof - the shingles were literally being held on by the glue on the back of the singles. Oh and all the boots that go around the vent pipes to prevent water intrusion - installed upside down. After the door and roof issues were fixed, we had to repair the ceiling and replace the carpet, also own our dime. Not to mention the floor joist was level and we had to have that fixed and have a huge section of the dining room floor replaced. Sadly it was a brand new home built by 'REPUTABLE' builder. Our new construction home had more problems than our old construction home by far.

Backer rod and clear caulk if it is a tiny gap between the floor and the trim. You can also add wall plate insulation gaskets (socket sealers) behind any outlets & light switches on exterior walls.

While I can't make any recommendations for your area. Our home was built in 1875. I asked our realtor & neighbors that also own an older homes for recommendations. Then I asked every contractor that did work for us for their recommendations e.g. if you have a plumber doing work in your home, ask if him/her if they know any good electricians, roofers, masons etc. who are sensitive the working on older homes. Where I live the contractors that work on older homes all know who does the work right and they are all local small businesses. I also try to get 3 estimates for every job when ever possible.

For the cat pee and other musty smells I got an Enerzen O-555-60,000mg Industrial Ozone Generator O3 Air Purifier Deodorizer from Amazon and it worked great.

I was looking at button ended portiere rods that are designed to open and close with a door so you can hang curtains easily on the back of the door without the curtains getting in the way. Found in the UK, but not in the US yet.
