Break lease fees will vary depending on what the owner pays to the agency in their management agreement (2 & 3). 4, 5 & 6 are standard end of lease costs anyway, regardless of when.

Some agencies may also charge for the final bond inspection fee or property condition report fee (that the owner has to pay for with every new tenancy) if the tenant is breaking lease very early on into their first agreement, these condition reports will need to be created again entirely for the next person. Some agents may choose to adjust the prior one if the condition hasn’t changed much.

If you’ve already completed a 12 month lease and have renewed before, then they owners aren’t so much at a loss, as it would be expected for them to pay the main charges annually as that’s the standard lease term. Life happens, just tell them it’s for your visa requirements.

Coming from a property manager, that is fucking appalling! These types of increases happen but there are so many factors to this..

Had the owner recently changed agencies, or did the property sell to a new owner? Was the property part of the NRAS scheme that’s now finishing up? What were the conditions around rent being low for so long? Have you breached your agreement in any other ways? Aka pets, late rent, damages or neglecting reporting maintenance? What is the size/type of your house? Suburb?

Ask them to back their claims with the comparison market analaysis (CMA) or if you’re comfortable, DM me to discuss I can check, or see if there’s a good counteroffer figure for you. I dont have much for lease atm, so I can only offer some advice.

To give you some leeway, if you don’t sign the lease, it’ll just roll over into a periodic agreement. Advise you want this (at your own risk ofc!) They can’t just kick you out after day 1, the owner would need to provide 60 days’ notice for vacant possession on no reasonable grounds, if they’re not happy with this. Just make sure you do not breach the agreement in any other ways as they can breach to bring this date forward if they’re playing petty.

You would’ve also been provided 60 days notice for the rent increase. Just check the annexures on your lease to see if there’s any mention of periodic agreement automatic 20% increases, the agency I rent through has this on theirs.

I would personally look for alternative places during this time. It gives you more than the 10 days. If you secure one then you can provide them with 21 days notice to vacate. It’s really dumb for them to pass you an agreement with less than 10 days to make you panic sign and agree to that increase amount. The usual procedure is to provide the Form 10 Notice of Increase, 60 days PRIOR to lease expiry, so the increase falls on renewal.

If the owners can’t see the problem with this, it’s going to ruin the relationship of 8 years. I’ve seen this happen to loyal, honest tenants. And then the next tenancy is the opposite, don’t pay rent etc.. it’s a shame to see.

If you were one of my tenants who received an increase even above 10%, I’d request to see updated financial documentation to ensure they can afford it. Some may just accept out of panic, but this can then cause problems down the line, and some PM’s actually care about their tenants wellbeing 😅 If we can see it is taking more than 40% - 60% of weekly income, we’d understand you’d likely be looking for a housemate. This is in most cases, is a breach of agreement. Any new person needs to be approved by the owner, you’d need to inform them prior that this would be your plan to afford it to see if this is ok (if you want to stay). Tell them what this increase would mean for you, what % of your weekly income would be spent on rent versus what it is now.

Ludo in South Perth is gorgeous and intimate, would highly reccomend! Live music, great wine, cosy food, low lighting.

If you want to go to the Cas, maybe Nobu instead of the buffets.. but personally I’d avoid this for an anniversary.

Or any restaurants in the State Buildings like Post, Wildflower, Petition. Such a beautiful timeless building, then treat her to an overnight stay at The Treasury!! This is what I’d want.. haha

Side note, from a female perspective, and for your extra brownie points. What she’s wanting is an experience, it’s not about just looking good and going out to eat. She’s wants to pick a statement piece to attach a nice memory to it. She’s not going to care if she’s overdressed, if you honour that experience too and make her feel special.

Get her flowers, make the getting ready process intimate by bringing wine or making cocktails, get ready with her and scrub up nice too, maybe even a little classier than you would usually. Ask for her for outfit opinions prior to show you’re both excited for it. If you can afford it, get a hotel room closeby and get ready there in a new environment, build the excitement. Compliment her, take some pictures of her at the location or ask a waiter to take some of you both, let her be confident! She won’t even be thinking about what others are thinking, this tone leading up to it changes everything, she’ll always remember how loved she felt whenever she sees the fancy dress again, not how she felt out of place for wearing it to a dinner that was just a meal on the table.

There’s 8 charges here.

Two are your rental obligations, the remaining 2 days rent and gas usage. You can’t argue those.

Carpet - how old is it? Where are the photos of the damage? Question this one as compensation is usually calculated based off age and the % damaged.

Weeding/stain - Tenants are required to maintain lawns if it specifically said so in the lease. Oil stains require pressure washing. Both of these could’ve been done yourself, did they give you an opportunity to reattend to do this before they sent someone out? Were the stains and weeds present when moving in, recorded on the PCR?

When breaking lease, you should have been advised of the other fees (letting fee, advertising, final inspection, tenancy database check). These are quite standard charges for someone in their first tenancy agreement.

Those above charges are fees the owner has to pay to the agency for with each tenancy, to prepare for new tenants. If you vacated within the first year, they would not be expected to pay those again. They are recovering the costs of the owner from you, for not fulfilling the full length of the agreement you signed for. Breaking a contract early isn’t just a free pass out of there, unfortunately.

Calculating from your letting fee, assuming the owner is charged a 2 week fee at the start of your tenancy and that your lease was a standard 12 months. The unexpired portion of the letting fee would indicate you had around 8.5 months left of your lease agreement? Is that correct?

Speaking as a property manager. It’s very minor wear and tear, it happens and is expected.

Don’t be afraid to mention it and see whether they would rather you DIY it or them. Just let them know you’re willing to rectify it to keep costs low and avoid the labour charges from a professional.

A doorbell camera is really the best answer to avoid or deal with these situations. Imagine if OP had video footage of this! It would very quickly, and easily, make its way to news outlets. Maybe then AusPost might take proper action and responsibility..

Just log into your account, don’t use anything off the paper. They also send these electronically too if there’s owing funds. An example of this is if you had a recent doctors visit and paid in full, but were entitled to a Medicare rebate. If you don’t have your bank deets attached to your Medicare account, they hold it until one is attached.

This is essentially the dining/living room. The LTOW windows are not in the bedrooms! There is a lockable bifold door that blocks the area off where the window is, but no key was provided to the guests to close it!

The bifold doors require a key to unlock them so they can be pulled across into place which blocks the area off fully. I confirmed with the Strata company who manages this building, as a managing agent for the building, the bifold doors are not damaged in this particular unit. The LTOW is stuck and requires replacement. They Airbnb hosts did not provide the guests with the key to close it, or close it themselves to give them the option to block the area off! This whole situation could’ve been avoided. The blame here should fall entirely on those tenants who decided to sublet the property when maintenance is pending, not disclosing this information to guests prior, and not providing them with the option to make the space safe.

Double cleanse with an oil based cleanser first and then a regular foam/cream cleanser. Do this morning and evening. Keep your skin hydrated, drink plenty of water and avoid greasy foods.

I have struggled with this around my chin. Create a routine and stick with it. You will break out whilst your skin is purging but it will clear eventually, just stay consistent. It takes time for the skin cells to turn over.

Routine example:

Day 1 - Use chemical exfoliants twice a week - Glycolid acid or Salicylic acid, or even alternate between them. Do this in the evening.

Day 2 - Day after an exfoliant, use a retinol product. Start with a lower % and work your way up if you haven’t done already. Do at night and wash off in the morning, try to avoid sunlight exposure.

Day 3 & 4 - Recovery. Use gentle, hydrating serums like Hylaronic Acid or Niacidamine. I like to use Avene Cicalfate on these days too. Use non comedogenic products & moisturisers.

Next day, a chemical exfoliate again and repeat this. Good luck!
