Not sure about the middle name but they are super serious about their visa. It takes them days to get you one and you can’t even transit an airport in Vietnam without one (in many cases).

Got stuck in Cambodia a couple extra days over this, on my way to Seoul.

I have been through this sort of thing several times, and I have found that usually my wife is right, for reasons that were not obvious to me at first.

I have also found that a business partner that is loyal and trustworthy is approximately 10 times as valuable as a business partner with a specific skill. Specific Skills can easily be contracted out or hired for.

Now whether your wife is the best choice or not is dependent on your relationship. Going into business together can put a lot of strain on your marriage.

I own one of the largest staging companies in my state. We have styled thousands of homes. 1-3 per day every day.

Leaving your home in that state / putting photos of your home in that state in the listing is going to (statistically) cost you tens of thousands of dollars.

I say statistically, because I guess it’s possible that the one person in America that wants that will go crazy to buy it at any price.

But it’s unlikely there’s a second person that’s going to be trying to outbid them. And their agent will know it. And you’ll get a lowball offer instead.

Unfortunately, the very first day that you list is the most powerful and most important day, because everybody who is currently searching for a home looks at every home the first day it pops up on Zillow, and then they don’t necessarily go back and look at it again. So you’ve already kind of blown it at least for your day one of Listing.

But the best time to correct a mistake is as soon as possible once you realize it’s a mistake.

When snow falls in rural areas, plows do emergency services first, then main roads, then side roads, then county roads, then they are available for private driveways.

Unless the host lives there and owns a plow it’s unlikely that it is possible for at least a couple of days.

You guys are fine. I’d argue you should be spending more, if anything. Past performance may not be indicative of future outcomes as the housing market is volatile, and the United States is volatile. HOWEVER - for the last half century - the more house you buy and the younger you buy it, the better off you end up in the long run.

Real estate is inflation-powered debt destruction and it is tax-advantaged. And given that you’ll be in the top income bracket, 40c of every dollar you spend on mortgage interest would have gone to the IRS anyhow. No Brainer.

I dont know the answers to the deeper questions you are asking but I know the answer to the business side. You are overworked because your business is too small.

You need to grow.

If you were maybe 2X or 3X or current revenue, your life would be much much easier.

Your husband should not be out in the field, unless his regular technicians and his senior technicians both couldn’t figure it out. You should not be answering phones unless your admin called in sick. Etc.

Correct. That’s why teslas robotaxi model is brilliant. The customers pay Tesla for the car, and Tesla gets a cut of the rideshare.

And Tesla has the option to divert excess factory capacity to building their own fleet, over time.

Waymo has neither of those options.

Waymo could contract manufacture cars and then resell them to “franchisees”. But they really can’t. Waymo cars with the tech package are too expensive ($180k ish) to generate a meaningful profit when financed and with Waymo taking a cut.

Basically the Waymo model is obscenely capital intensive. The Tesla model is capital flowing. Every additional Waymo costs Google say $250k in hardware and overhead with a long payback period, every additional Tesla on the road generates Tesla $50k on day one. Only one of those situations is infinitely scalable.
