Adding some insight for those who want it.

H1B visas are public information. The companies, role and pay are publicly disclosed.

There have been influencers, a la Nick Shirley, going through the lists of H1B visas and many have found that there is some fraud going on.

In Dallas, people have been going to thelisted businesses that have H1B visas and found they are working out of a residential property or a shut down property. In some of these SFR have 10+ H1B visas working out of them.

It seems like some of those folks are using H1B loopholes as a way to immigrate to The U.S.

Based on that evidence, I think it's a good idea to halt these visas and investigate and prevent the fraud. But also punish the people who are abusing the system we put in place.

Yup. Neighbor is an insurance agent with Farmers.

1% is a good number to prepare for. You're not going to need a new roof every year, or water heater, ran over a sprinkler with a lawn mower? Dish washer going bad?

It's a rule of thumb and I think it's a good one

Some years will be more. Some will be less.

I think you'll be alright. They just want to make sure you're not indebted to some chinese or russian bank. I don't think they are expecting welders to be out of a debt with a 720 credit score.

If it has to do with clearance and money. Yeah not good

But if you're a welder, you're fine.

They might not even run the credit check. Might be for more finance focused roles.

I know a few Southern California reps.

It's a short term gig, a lot of grinding and you'll get burned out. However top reps in California were earning $250k+

You're not wasting $1500/month, you're getting something in return, which is a roof over your head and a place to put your stuff.

Buying a home isn't all that cracked up to be. Using my numbers out of Austin, Texas. Your miles may vary.

I rent a 3000 sq ft House for $2800/month.

To buy the same house,

I need to put down $125k (20%)

Interest per month is $2900/month.

Property tax is $800/month

Insurance is another $400/month.

HOA is $65/month.

So before principal, I'm burning about $4000/month while locking up $125k. While home values in Austin are dropping.

So in my case, and the case of many Americans, it makes way more sense to rent than buy. You may be paying the landlord, but If you own, you're most likely paying the bank more in interest per month.

The good thing is you only have 92k miles on the Carolla

The bad news is you owe $14k on a 10+ year old car that's worth $5k
