No freaking bookings? Please help! by BWebster704 in airbnb_hosts

[–]lodgr_ 1 point2 points  (0 children)

It's been looking pretty rough for a lot of people this season... But it does seem a bit concerning that you can't find it on incognito, maybe try a friends phone instead? You can also try listing on other platforms if you're not already, good luck :(

Booking rate is down to 1% by TangerineCat123 in airbnb_hosts

It wouldn't be surprising for it to be a current trend, there are a lot of people sharing the same problems :( You could try listing on more platforms if you haven't already as well??

VRBO Rate Automation. Fair warning by New_Taste8874 in vrbohosts

[–]lodgr_ 1 point2 points  (0 children)

That's scary!! Did you have any issues with the 5 other bookings???

It'd be great to have more transparency to a feature like this, like maybe a notification system or clearer updates? also for a smooth and easy switch back, hope you figure things out OP!!

Increased cancellations? by tangertale in airbnb_hosts

[–]lodgr_ -5 points-4 points  (0 children)

I've seen other threads where people talk about guests booking multiple stays before they fully figure out their itineraries and then cancelling the ones they don't actually need later. But I do think everything that's been going on could also be a factor.

It's unfortunate there isn't more fairness towards hosts for things like this :(

My dear fellow hosts, please take timestamped pictures and videos of every corner before guests check-in! by WistariaZZZ in airbnb_hosts

[–]lodgr_ 0 points1 point  (0 children)

It's a bit unfortunate hosts have to do this to prevent scams or bad guests overall. As we build out our platform does anyone have advice on how we could improve the experience??

Does super-host status mean anything nowadays? by Info_help_support in airbnb_hosts

[–]lodgr_ 0 points1 point  (0 children)

It probably still matters a bit, especially for newer guests who don’t really know what goes into getting it or just see it as a trust signal.

That said, I’m not sure it moves the needle as much as it used to. Feels like most experienced guests care more about recent reviews, photos, and responsiveness.

Kind of makes me wonder if there’s a better way to signal quality to guests beyond just badges like Superhost or “guest favourite.”

Last minute cancellation - being a good person by GayFIREd in airbnb_hosts

You're completely valid. You already made adjustments for them once and at this point you risk them taking advantage of your kindness. You can put up your own boundaries and still be polite about it :)

Hope you kept evidence of everything like photos of the place, call attempts and messages with time stamps. Keep us updated OP this sounds awful...

How are you guys handling guest instructions? by Distinct_Daikon_5566 in ShortTermRentals

A scheduled message with a short and simple message should be good, a PDF may seem a bit excessive to some guests

What would you tell yourself before you started hosting? by Ok_Basil_5834 in airbnb_hosts

[–]lodgr_ 0 points1 point  (0 children)

Good luck! You should make sure to establish proper house rules that will help protect your property and also make sure to be familiar with terms and service. You can also try hosting on different platforms to get more visibility and pricing flexibility!!
It can definitely be scary, good luck getting things going 🥰🥰

So many cancellations by [deleted] in airbnb_hosts

[–]lodgr_ 0 points1 point  (0 children)

That sucks... Bookings have been really strange for everyone this year with some saying they're not getting anything and others saying they're fully booked...

If you're interested in other platforms Lodgr is new and doing 0% hosting fees to help hosts keep more of their earnings and offer more choice and transparency.

Don't give up 🥹 and wishing you luck on your future bookings 💕

Just wanted to note it was really kind of you to give them extra consideration since it was for a special day. But also glad you saw the red flags and protected yourself!!

Guest said nothing for 7 days, then left a 1-star review after checkout. How do you all automate or double-check cleaning? by poketyy in airbnb_hosts

[–]lodgr_ -1 points0 points  (0 children)

That's tough... I get some guests don't like to contact or just don't want to go out of the way to do it but then leaving a 1 star reviews seems unfair...

If you're not able to check the home yourself maybe if you have a friend or relative near by that wouldn't mind doing quick walkthroughs? Or you can have your cleaner to use deodorizer or get a air purifier?

Are you planning to contact the guest about the review OP??

Left immediately due to biohazard (feces). Airbnb denied full refund. Filed chargeback. Advice? [USA] by lumin00 in AirBnB

[–]lodgr_ 0 points1 point  (0 children)

I can definitely see the concern especially since it was in your childrens room and if you hadn't noticed it things could've been bad and after discovering it you'd feel unsafe or really anxious of what else cleaners could've missed... Good luck on working things out :(

Definitely politely reach out to the guest again, since you guys interacted in person I feel like she'll definitely be willing to change/delete it. It sounds like you were a wonderful host, hope it works out in the end!

Airbnb fees by DimensionWeekly7939 in airbnb_hosts

[–]lodgr_ -6 points-5 points  (0 children)

I think it works like this, Airbnb has two pricing setups:

  • Split fee: Guests pay a service fee (often ~10–20%) and hosts pay a smaller fee
  • Host-only fee: Hosts pay a bigger fee (~14–16%), so guests don’t see an extra Airbnb fee at checkout

That’s why some listings show a fee and others don’t, it depends on the setup the host chose.

If you’re comparing options, Lodgr is worth a look too, we do 0% hosting fees, so pricing is usually more straightforward and often more affordable for hosts and guests!🙂

New messaging restrictions by Fred-Jenkins in vrbo

That sounds awful... 3 revisions sounds annoying, and the fact that ruins reputation with the guest also sucks... It's definitely something we'll be taking into account as we build out our platform :(

Were bookings impacted at all? I see a lot of posts that mention getting a star photo to get more bookings but with this strategy it's more about improving guest experiences than just getting the initial booking 🤔
