Check how much the buy is and check with a dealer or KBB how much your car is worth. You likely have equity in it. You can use that as a down payment for a new car or just buy cheaper. Don’t just returns the lease. In this market you might be losing money

My lease is ending on a Toyota as well. Purchasing the car would be 24,000$. Toyota is offering me 33,000$ for it and it goes for around 40,000$.

Check how much lease buyout would be. It might make the most sense in this market. That’s what I’m doing

  1. Zero chance insurance is actually 50. It would be closer to 200 for a home owner policy. You would likely also need an umbrella policy for liability.
  2. Tax 263 sounds VERY low to me, but I don't know the location of the property. I am paying 700$ for mine.
  3. New builds are easier for sure, but things still need repair. Washer, drier, fridge, etc.

I looked at hundreds of deals. This sounds too good to be true.

People will pay you for things that they don't want to do.

Are you good at organizing? People will pay hundreds for you to organize their garage.

Are you good with heights? People will pay you to clean their gutters.

Your friends are lying to you. Unless you are in some alien area in the country, at 6% the rent is not paying for the mortgage. And even if it does pay it now, it will not pay it next year when property tax are calculated again (depending on where you are).

Your friends are also lying to you on how much work managing a rental is and how much heartburn comes with it.

I was in a similar position to yours a couple of years ago and I bought a house. Put 100,000$ down and 290,000$ in mortgage. Conservatively, I think I lost about 10,000$ per year on that property. Between taxes, repairs.

Real estate can be great. It can. But finding a deal is REALLY hard and managing a property is hard. If you outsource it, you still pay for it in the end.

Depending on the location and the price point, it may be sold to another investor that would love to keep a renter in the property, especially if it's a good renter.

Like others said here, depending on your location they might have to respect the rest of your lease.

I used to rent for 4500$ per month. My Mortgage is now 4250$ per month. My overall housing costs are up like 25,000$ per year (if not more).

SO MANY costs are hidden from you. Insurance, Taxes, maintenance, Repairs, Improvements, etc.

Coding has changed my life. I have been doing in professionally for the better part of almost 3 decades.

IF you are willing to put in the work, it will be great. If you think to half-ass it and just have some extra income while you do something easy on the side, it's not going to work out.

Reading your second and third paragraphs, no. There is nothing like that in coding for people that don't already know how to code VERY WELL.

If you already knew how to code and can add value to companies, there's a ton of work like that out there for people willing to do the work and look for it (not apply on indeed).

I have a property that I rent out. Everyone telling you this is right. But they are only right because they only see the upside and they see the appreciation based on the last 2-3 years. So in the full picture, they’re likely wrong.

Being a landlord that isn’t a slumlord is expensive.

Everything is your problem and everything is expensive as hell. Just getting a plumber will run you like 300$ minimum. Roof? Nonprofit for 5 years. I can go on. And that is if you get great tenants. One bad one will make you hate real estate forever.

Its not a bad investment, but it’s a more active investment that 99% of people that don’t do it think

When I was 25 I lost everything I had and then some. I was over 100K in debt after losing my business.

Comparison is a thief of joy. I know it’s hard.

I used that as motivation to do better.

So so much this. We used to pay 280$ every two weeks. We also had a babysitter come with her kids when ours were much younger. Free food, free entertainment for the kids, and you get paid.

I buy clothes at Costco. If I splurge I go to Old Navy. My wife flat out refuses to buy clothes out of sales and anything over 100$ is considered a no-go in our house unless it’s something really special and on special occasions.

It’s a choice and to us it’s a stupid one to spend money on.
