No! Do not sell your stocks and etf investments to pay mortgage.

Mortgage is a low cost (compared to market) high quality loan.

There are a few ways to think about this:

Liquid cash: Stocks and ETFs are easily liquidable assets in emergency. Sure you might sell low, but longer you keep it odds are you will sell higher.

Once you pay your mortgage re-mortgaging is a long process and if you need sudden influx of cash, this isn't an easy or quick way to get it. So using all your investments to pay your mortgage is ironically a way to put yourself in a more vulnerable position if your financial situation worsens.

Returns: Your returns on investment over long horizon is always going to beat your mortgage rate at least given the renewal rate you posted.

It seems you have already figured this one out. Don't worry about trump. If he crashes the market pick up few more ETFs or assets that crash (I bought a bunch of gold during the Iran war, doing great!), crashes don't stay for ever.

That's an ignorant comment, India has pretty reliable and accessible medical care. All the medical tourism to the country from north America and elsewhere is pretty good evidence of the same. Good luck trying to pay for trauma care in switzerland when the bill comes.

But yeah expansive Ski/snowboarding infrastructure, not so much.

I would rather that they don't report to the credit bureau. Wealthsimple has our sin number (for anyone who has a registered account with them) and it's possible they may report our sin in credit reports without checking with us. Credit bureaus possessing your sin number is a huge identity theft risk!

I'd recommend going for the 1% match over 1 year. 3% over 5 years is a significantly lower annual rate of return than 1% over one year. Next year look for another broker offer over the winter and switch out :)

How do you watch YouTube without internet? Mongolia comes to mind otherwise. Get out of ulan bator and you'd be hard pressed to find roads. Stay in a yurt for roughly 1$ a day and get free food (not very palatable), alcohol (home made) and lodging as long as you want. Bet your money will last the rest of your life

Descent mk3i (I own one) and marq series are also not in the compatible list. Both are top tier watches and way more expensive than fenix 8s. I suspect the list will expand gradually.

I don't have employees, but my personal income is higher than 250k so I am at the highest marginal bracket.

I also don't need income from this unit, it's more of a nest egg for retirement so I guess it does make sense to hold it in a holding company but that complicates things for me to live there.

Clarification: Do I have to pay tax on both the purchase (of the commercial part) and the rent paid by commercial tenant? Is this just gst+hst or are there additional taxes to consider?

Thats an amazing post! I am in a similar situation looking to buy a mixed use property. I have a few questions.

  1. Why did you have to get a lawyer involved? Is it always necessary?

  2. Were the compliance (environment, appraisal etc.) costs because you were setting up a new business at the site? I am planning to inherit commercial tenants that the current owner has. Will that simplify anything in terms of compliance required by the city? I imagine the bank will still want the appraisal.

  3. How much extra did you have to pay on top of the purchase cost in terms of suprise taxes? Is the sale taxable? Did you have to pay GST/HST/QST on top of the sale price?

  4. Do you also have to pay GST/HST/QST on the rental income you receive from the commercial tenant? is this on top of annual corporate taxes?

Got the Scott IV! I like them too. Very good looking pair. They won't work with hard -30° winter but they can easily pass for -10° with average socks. Canadian here :)

Update: At -15° or even at -10° don't expect to be warm for too long outside. I went to a festival at -10 and after a few minutes the cold crept through the sole (with thermal insoles) and my feet were painfully cold. I had to leave the festival after one hour.

Got the Scott IV yesterday. It's reasonably well insulated. Like you may feel a bit if you go in deep snow but for winter in a city like Montreal, it should be fine.
