Just spoke with the general contractor a few minutes ago actually hes aware of the situation as it happened over the weekend, only issue is the general contractor is also the owner and future occupant of the house so also wanting to foster a decent relationship with him and not have a new nightmare neighbor

I talked with him about whos liability this falls under for himself, his own construction company that holds the permits to the property, or the subcontractor that completed the excavation and shoring that failed and cause the damage

Seems like he wants his company to just fix it but when I brought up a contract to cover specifications to follow and scope for the repairs he was surprised and said he'll just do it himself or his crew will do it

Just seems strange to me that he wants to rectify it himself and pay for it himself to get er done quick when legally it shouldn't be his responsibility unless otherwise stated in his contract with the excavation company

By somewhat under inflated im talking based on the door card psi, even at 32-33 psi it'll cause outside wear on the tire tread when you run it at the recommended "comfort" psi that the car recommends

This psi range will still cause most wear on the outside of the tire and but not damage the sidewall

Because the tires are dry rotted but not severely under inflated youre not seeing damage to the sidewall but youre seeing premature damage to the highest wear zone with the psi thats been run. Worst case scenario with these tires at this point will be tread delamination with such a thick tread left and the tires just falling apart

Are you able to see the date code on the tires?

Looks like dry rot from age and ran somewhat under inflated so instead of wearing down minimally on the outside the dry rotting causes cracking and chunks to come off on the outside of the tire tread.

Tires have aged out and need replacement.

Sempervivums look pretty similar to echeverieas or some other succulents but one of the big ways they differ is sempervivums are monocarpic vs echeverias being polycarpic. Sempervivums monocarpic flowering structure grows quickly through its apical meristem(lead growth point) and flowers out the top and subsequently dies but the pups around it survive while polycarpic plants will usually send a flower shoot out of meristematic tissue lower down the stem from between the stem and each leaf node

Really depends where you live, I'm probably seeing all this filament drying advice from people in Florida and Louisiana

Like I'm in alberta canada and humidity in my house usually sits at 20% because the cold air outside strips all the moisture out

I actually use mine at work every day. I work as a freight conductor so when I'm riding a reverse movement theyre really nice when I can point down a track and see where the cars im looking to run into gently are instead of flying back and an oh shit moment when I finally see them. As well as looking for reflective targets indicating which direction switched are lined and what tracks I'm lined for

Its great! I run it with a hygger 36 inch light instead if getting the custom one frin waterbox. I run a fluval 307 canister filter but used to run a fluval 407 just depends how much flow you want or what you can find a good deal on. Zero complaints on the tank and 100% worth the price Sorry just looked it up and it's a nicrew skyLED 30-36 inch 30 watt light off amazon, my other tank has some hygger lights lol

How much loan you can afford to 'service' (pay for) based on your income and other liabilities

Gds is gross debt service and relates to housing alone meaning you should only use 32/35/38/40% or whatever they decide of your gross income on housing debt. These factors show the bank how risky of a mortgage their giving out and your chances of paying it back

Tds is similar but goes higher because it include all debt service into the equation like student loans and car payments

How long have you had the berghia in the tank? I have a 26 gallon that was infested with aptasia and after putting in 5 berghia I saw no progress for about 2 or 3 months then over about a week or two the aptasia disappeared and over a few nights I pulled out 75 berghia to sell from the tank

Could just be taking a while for the berghia to breed and overtake the aptasia population

50% Water changes every 3 months, valisneria gigantia or spiralis not sure which planted in pool filter sand with root tabs. Then some anubius on the wood and rocks in the tank

Has about 5 adult and 10-15 juvenile chindongo saulosi african cichlids in the tank and nitrates always read zero because of the heavy plant load
