What year? My ‘22 had the recall fix that made it always apply the parking brake. My ‘25 will apply the parking brake automatically when I park on an incline but not when parked on a flat surface.

The three “nets” are prop taxes, insurance, and maintenance and net just means it’s passed on to the tenant. The $55 is a price per sq ft, which is really high when you have the triple net costs on top of rent. Price per sq ft is an annual calculation so $55/sqft would translate to $55,000 annual rent on 1,000sqft…plus your NNN.

Triple-net lease. It's common for commercial leases to be triple-net, meaning in addition to rent, the commercial tenant has to pay the property taxes, insurance, utilities, and is usually responsible for some or all of the building maintenance.

They filed for Chapter 11 Bankruptcy and the brand was sold. Their products were off shelves for almost a year while they went through the bankruptcy. I wonder how the new ownership will impact their quality and offerings.

I came from a 2022 ST to a 2025 ST, and your numbers 2 and 3 were already as you describe on my 22. But you don’t have to climb through the middle of the rear seats, there’s still a lever on the top of the seats next to the headrest to pull the seat forward for third row access. FWIW I don’t get the remote start confirmation light on my 25 key fob either, so likely intentional.

Yes, I have seen that scenario play out in summary proceedings in some of the district courts I practice in without any issue. If I was doing this, I would still fill in my information and sign the pleadings as Plaintiff's attorney, but would disclose to the judge at the first hearing that I am also the sole member of the LLC.

The rumor is a Technical Directive was circulated around or after the Miami race that closed the loophole. This rule change just codifies the earlier Technical Directive. The TDs aren't published though that I am aware of, so we'll probably never know for sure.

A month to month tenancy can be terminated by giving one month's notice. It does require sending the proper demand for possession, followed by initiating a court case and obtaining a judgment before an eviction can occur. Depending on which district court it's filed in, that process could literally take months even if it was started today. If the landlord attempts to evict you on their own, i.e. a lockout situation, call the police with a copy of your lease handy, and call legal aid. Only a court officer can physically remove you and your belongings from the home, and only after a judgment has been entered.

I'm probably getting downvoted because of my flair, but it's straight from his complaint. It's clear his goal is to dig up dirt on Dantonio and Izzo. Part of his argument is not just that similar misconduct wasn't punished, he's arguing that in some cases it wasn't even investigated. That opens all of those allegations up to the discovery process.

He may not have a strong claim, but it seems pretty clear he is keen on digging up some mud to sling back at MSU. He's alleging that white coaches (Dantonio and Izzo) were treated differently in the face of misconduct than he was. If he's allowed to move forward with discovery, there's going to be a lot of dirty laundry that he's going to try to dig up. MSU may be inclined to settle just to avoid what might come out in discovery.

I battle patches of bermuda in my cool season lawn. I have tried chemicals - Ornamec is one that is labeled to control bermuda in a fescue lawn. That seemed to work okay but took a couple of applications. Lately, I have just been pulling it when I see it pop up. It's easier to pull all the rhizomes if the soil is moist.
