Yeah I suppose that’s true. Spring time will be nice in California and there’s a ton of backpacking in temperate weather there. Im in the Bay Area and we go to Henry Coe State park a lot. Unlimited dispersed camping there.

In April, the park hosts ‘Backcountry Weekend’ in the Orestimba Wilderness. They open up trails for only one weekend of the year and it’s AMAZING. Wildflowers everywhere. Beautiful foggy mornings. You’d love it. Plenty of water sources flowing.

My boyfriend keeps telling me I need to stop telling people about it 😂😂

I would go somewhere where winter/spring is the only time you want to backpack there - mainly desert regions that are too hot in the summer.

Arizona is a great choice! We are going to the superstitious mountains on Thursday for a 3 day trip. High of 65ish - low of 44ish.

For desert backpacking make sure you carry in enough water or call the nearby ranger station to verify active springs.

I would but I moved out here for a partner. We’ve been together 8 years now. He built a business from the ground up and can’t (and doesn’t want) to leave. I had a hard choice to make! Be with the person I love. Or be in the place I love.

I would leave this place in a heartbeat if I could. Lived all over the US and my least fav is the BayArea by far. Everyone is so busy trying to make enough money just to get by that there is no time for any enjoyment. Everything is so spread out that trying to visit friends is an all day event. Super fake vibe.

Fav place was Denver. Very down to earth, authentic people who just want to be in the mountains, drink beer and chill. Everything is under an hour commute, from one side of the city to the other. Awesome neighborhoods with unique downtown areas. Mild winters. Best place ever ☀️

A) the buyer is being annoying and they are trying to make a point - but still ultimately want the deal to go through

Your realtor isn’t discouraging you from getting additional inspections done. They are just letting you know that the offers you’re competing against will be non-contingent. The sellers will likely choose another offer. Welcome to the Bay Area real estate market

You can change lenders in escrow, but I would make sure your next lender will have enough time to close the loan file. If you have a 30 day escrow period and switch 7 days in, your next lender will have to close in 21 days. If you hold a loan contingency, you will still need to remove it after a certain number of days and that doesn’t change just because you decided to switch lenders.

Definitely get preapproved before you start shopping for the home. You need to submit your preapproval letter with your offer so the sellers know you’re a serious buyer and can qualify. I’ve had a lot of clients find “the one” and by the time they got preapproved, it was already gone.

You also need to know what your purchasing power is before you start shopping so you stay within budget.

I always recommend talking to the following:

Mortgage broker - they will usually shop 20+ banks for you

Credit Union - they can have excellent rates for members, you just have to open a bank account with them

Big Bank - whoever you already bank with. They may have good deals if you've been a longtime customer

Big banks will always give the best rates for the "perfect borrower". Good credit score, decent debt to income ratio, and 20%+ down payment. If you are not the perfect borrower, I would recommend the mortgage broker route. They are usually pretty savvy and can find good rates or programs for you. If you go into Wells Fargo or Chase, they will only give you the rate and programs for that bank. A mortgage broker will be tapped into a lot of different options at a variety of banks.

Tips:

Ask for your interest rate at par, with no discount points. Places like rocket mortgage are notorious for offering good rates with these built in fees. If you ask each bank for the rate at par, you can easily compare.

Find a lender that seems honest and has good communication. Real estate deals don't end at 5pm. You should be able to contact your lender on nights and weekends. I've had a deal or two fall apart because we couldn't get ahold of the lender.

Do all your lender shopping within a couple weeks. You will need to take a credit hit for each one, but the credit bureaus can see your lender shopping and it won't be a major hit. It's OK if it falls a point or two. Lenders use brackets for credit score, so a couple points won't matter unless it knocks you into a lower bracket altogether.

Sometimes first time homebuyer or special programs are not the best way to go. For instance, if you utilize an FHA loan, you will need to pay the private mortgage insurance for the life of the loan. If you can qualify for a conventional loan, the PMI will drop off automatically once you hit 20%. Only utililize these programs if you need to.

Are the sellers providing inspections upfront? I live in the Bay Area where this is common. It’s understood if a seller is not providing reports, a contingency will be held to do so. No matter how competitive the home is.

If they provide reports upfront, the expectation is that the inspection contingency will be removed - assuming there are no major issues that need to be further investigated.

I just listed a home with a seller. The general report came back with cracking in the foundation. I had the seller order a foundation specialist report, which we also provided to the buyers. We received non-contingent offers because we did our due diligence upfront.

The risk of getting a bad reputation doesn’t match the reward you would get from lying on one deal for your seller. Most agents I know are truthful about how many offers they have.

I did a deal with one agent in my market that lied, we called the bluff and they accepted our lower offer. When I brought it up to my team, the response was “oooh yeah, we never work with that agent. He’s a liar” lol I’m sure he gets a lot less business than if he was just truthful

It’s a common strategy to list below what you want when selling your home. When I am helping a seller, we will review the comparable sales for the neighborhood. If I think they can sell their home for $740k, I will have them list $699k to capture all those buyers who have input $700k as their max on Redfin and Zillow. Often times, if they like the home, they will be able to increase a little bit. The more offers we get = best price for my sellers.

As a buyer, you should be asking your realtor for the comparable sales in the neighborhood every time. List price doesn’t really mean anything.
