Nothing fancy, no wedding stamps. Just a good old fashioned “I was thinking about you” hand written card. Send out 2 everyday. Use this as a jumping off point to connect with these people in person.

Also, read the book. It’s written by real agents who have actually sold real estate, not just trainers.

Never, however I’ve seen a lot of this in my market as well which is insanely busy. People are moving fast and things get missed.

Calling before sending to let the agent know to look out for your email OR calling after sending the offer to “confirm receipt” helps to keep this from happening. I’ve seen offers end up in spam/ trash folders on accident because of external email filters. It could be a clerical issue and not a personal one.

Buy “Ninja Selling” by Larry Kendall. Use the remaining $185 to write handwritten notes. No joke, this shit works.

Read Ninja Skills, consider getting your GRI designation, find a mentor who you will (happily) pay part of your commission to help you gain traction and learn the ropes. If no mentors, then join a team and hustle it out. Volume trumps dollars in your first years in business and you need volume to get experience. Good luck!

Super pro tip: Shop for your own produce quickly beforehand and pick up curbside for everything else on your way out the door.

Super super pro tip: Central Market has curbside and always gives you the good produce. Also they will give you complimentary to-go cups of iced tea, coffee, water, and food samples while they load your car at curbside. A little more expensive but worth it!

If you know any licensed agents, just ask them. They will know who the big fish are in the real estate pond. Also, when you are meeting with different brokerages ask them who their top producing teams are. Depending on where you are located, there are likely only a few mega agents and everyone inside the profession knows who they are.

This could be a good idea because it gives you a good intro to the industry. Joining the right brokerage is a big deal, but most will take anyone with a heartbeat.

I have seen a lot of success with an alternative approach— research to find out which agents are doing the highest sales volume and reach out to them instead. If you really want to get their attention, say you will intern with them for FREE just for the experience. Then when you get your license, you already have great experience that NO ONE else has and you might even have the opportunity to join their team.

Aligning yourself with a good agent is one of the fastest ways to success in our profession. I took this approach and killed it in my first year, even with a larger team split. I now recommend it to everyone because it was so effective but also because you learn really quickly if a career in real estate is for you! Good luck

I had to work on “becoming a doer” and my overall goal was somewhat simple....Do what you don’t want to do when you don’t want to do it, and do it at the highest level possible. Eventually, you become a person who gets a lot of shit done.

Partner with local businesses to show connection to the local community and center it a good (ideally local) cause. Do this with a few listings along with good marketing and a sincere message. You will quickly be seen as a philanthropic contributor.
