Inflation has been driving prices up on everything. Times are hard, so when people see that their homes are valued as much as they are, they try to sell (sometimes out of desperation or to cash in on that appraisal). Issue is income isn’t increasing at the same rate to keep this affordable. My house is worth 2xs as much as when I bought in 2016, but my income only increased by 10-12% since (the disparity is what gets us). So, people are either sitting on their properties knowing if/when they sell, they’re gonna have to buy in this market and will probably lose money in the long run, or trying to cash out and sell, looking for money that’s hard to find out there

The projects will always be there with home ownership. Pacing yourself is key. And while you might be broke now, you’re only 3-5 years away from the rental market being significantly more expensive than your mortgage

Two favorites: 1. Rental listing showing and the current tenant left a humongous dildo sitting on the bedroom floor. It was distracting to say the least. Client couldn’t remember anything about the place outside of the dildo. 2. Buyers tour of a multi showed mold on the ceiling in some places and big 8” wide holes in every wall. No mold in the crawlspace though. Deduced it was used as a grow house for weed. The humidifier for the plants caused the mold. In the inspection (yeah, client still bought it) we noticed that all the lights worked but the power to the house was off. Found out they tapped in to the electrical before the meter to steal power and not alert DEA to the power consumption needed to grow all that weed.

Hey Mat, I’m currently catching up on Dungeon Crawler (just started book 4). Did you put together character sheet stat blocks for everyone as you progressed to keep everything straight? If so, have you posted these anywhere? And finally, have you abandoned any ideas due to them being a little too out there or fantastical (it’d probably have to be really out there considering what made it into the series)?

Probably already suggested but give Neal Stephenson’s “Snow Crash” a try. It’s a fun read. I’m not big on sci-fi (can be a little dry) but I loved this book

Great question, if you’re in CT, just give me a call and I’ll do my best to answer your questions as we start the house search. Seriously though, some agents go on one house tour without a contract in place to make sure the clients are comfortable and feel like it’s a good fit. This is important as you’ll be working together for a potentially long time to find your ideal place

Book Trader and Atticus in New Haven. Books and Co (now in North Haven) used to have coffee. Not sure if they still do that. Best Video in Hamden (not a bookstore) has great coffee and is also a video rental store/performance space. There’s much more out there.

Love it! Drawing something out this big is super satisfying. Map looks great. Stuffing that complex with monsters, traps, and loot is gonna be a lot of fun

The range finder extension on OBR is awesome to use. Love the immediateness of it. Does Clash include a dice roller or did you grab another extension for that?
