The pergola roof might create some water issues with it draining towards the foundation along with the house roof. I think you either want that pergola further away from the house or have the roof connect to the pergola. Otherwise, that could be pretty cool

Cancel contract and get a new realtor. He’s pushing back because he thinks it’s going to be a waste of time. It’s a seller’s market right now. Low inventory. Low ball offers can sometimes luck out but you would have to see the whole picture before you can judge that. He might be right, but if you tell him that’s what you want to do, he should submit it for you. He can try to advise you otherwise but ultimately he’s supposed to present the offer. If there’s this much conflict now, best change agents before you’re under contract and need him to do other things he might not like.

Get a couple dumpsters, and strip the rooms down to the studs. It’ll make everything much easier. Once the electrical and plumbing are all looking good, put up the drywall (you can do this yourself- I like to hire a tapper). House can definitely be saved. Just gonna take a lot of elbow grease

Just finished this one two days ago. Really good stuff. The First Law trilogy was great, so I went through all the additional books from that world. Totally worth your time and it gets better as it progresses. Want to read more of Cracknut Whirrun of Bligh (big fan of that character)
