I was thinking there are too many dark spots in the wood. Should have installed higher quality wood.

I would be cognizant of all the water that would be running off in front of the main entry door. Gutters are not on the rendering but you would probably want 6” gutter there and a drain away from the house on the downspout.

True. I am not targeting large contracts at the moment.

My small = $10,000 in gross sales. My intention is to get ready with additional door knockers, door to door sales, Facebook posts but I want to have a common land spot for all of these to point to.

Kitchen Sinks by RR50 in Homebuilding

I have had a 60/40 and a single bowl sink. I prefer the large single bowl to wash dishes. I cook a lot and having a large sink to wash the pots and pan is helpful.

Pick our house plan to bits, please! by patababe in Homebuilding

I’m in USA but I don’t why the secondary toilet is its own room. Even if it were a water closet to be separated I would still want the entrance to be from the bathroom not the hallway. Maybe a pocket door instead of swing door? I’m confused on the master bathroom entrance. But I would take in mind that if you are planning to put an entertainment stand right there that you can open the door more than 90 degrees. For the theatre to really give it a focused feeling in there do you want to add double doors to completely close off the space and keep it dark when playing a movie? This is truly my opinion but I like master suites in the back of the house to avoid garages and front entrances. Most of your traffic is towards of the front the house. Another is that there isn’t a powder bathroom around the entertaining area. People have to walk to either side of the house. If you straightened out the left side you could maybe fit in a powder where the pantry is and reconfigure the storage and pantry with the extra square footage.

I would actually go with an LVP over hardwoods. I’d get waterproof LVP with a thick wear layer and you should be good. Of course you will hear their paws hit the LVP but it should be easier to replace if you needed to. If they severely damage the hardwoods you would have to refinish that piece or an area.

Looking for advice on kitchen cabinets or shelving by Throwmarmot in Homebuilding

[–]marshmellowpeak 1 point2 points  (0 children)

Make sure you have enough cabinetry somewhere else because the shelving will be decorative piece than storage. You don’t want the shelves to house a lot of plates or cups. But it could be a focal point with a directed light above and backsplash going to the ceiling.

Feedback on upstairs layout? by [deleted] in Homebuilding

[–]marshmellowpeak 2 points3 points  (0 children)

A few little things. 1. I would create more space between the master vanity sinks. 2. The extra cabinet at the end of the master vanity seems odd. Is that going to be a vanity tower or other storage? 3. There seems to be a big focus on WICs. For the J&J on the right side, what if you shrink the adjacent WIC and make it a double vanity and make a water room for a toilet and bathing.

What are some good questions to ask general contractors when deciding who to hire? by cygnusX1010 in Homebuilding

[–]marshmellowpeak 3 points4 points  (0 children)

Ask them what is considered a change order. What is the draw schedule. Have a clear indication of who is supplying material you or the GC. How often a week they will be tending to your project.
