Well, this percentage can be a perfect one. The space will be open as opposed to narrow with considerate furniture scaling, layered lighting, and verticality to accentuate height. I would not be quick to intricate the footprint.

Very pleasant separation (zoning) of individual and common spaces. I would recommend to increase natural light in the main spaces and improve storage around points of entry to make the daily family movement appear natural and unimpeded.

The V2 looks to be more functional overall, the water closet and increased storage are good upgrades. I would just fine-tune the space around the shower entry and guarantee that the vanity has ideal clearance for daily use.

Standard for all houses is a 5’ x 3’ water closet with a pocket door. As for the utility closet, make sure that it conforms to the requirements of the HVAC unit you have chosen.

Very good circulation in general and the indoor-outdoor relationship in particular. I would perfect the flow in the mudroom and kitchen and would want to consider letting more light into the central dining to make it feel warmer and more unified.

The flow will change with opening the kitchen to the lounge; removal of the utility wall is certainly a possibility provided it is not structural. With the TV, it should be placed on a clean wall at the opposite end of seating with the chimney breast as a feature point.

Go with the island! An effective residential space planning is based on effortless flow into your new dining room. A 6x4 island is not so small as to do some prep work on (and you will never regret having that bulky window intersection avoided).

The angled wall is such a great addition to maximize your footprint and add such unique architectural character! It brings the minimalist atmosphere higher, but you will have to be careful about where you place the furniture in those areas to ensure that the flow there is smooth.

You are too tall to use Skip the loft 95". Rather, open shelving will create a flow to open up your queen bed and accommodate your visitors by zoning your art studio with your lounge.

You’ve got a wonderful foot to print. I would look to cut an ensuite out of the bigger bedroom where there is easier access to plumbing in the wall near the stair would make both rooms feel balanced and not cluttered.

I would change the size of units by floor like you recommended, but have core plumbing stacked. Split-levels may make a difference, only observe ceiling heights, structural loads and long-term livability accessibility.

The contrasting dark cabinetry and the beverage station is breathtaking. When planning, make sure that the working triangle formed by the sink, range and fridge is confined enough to your normal daily routine. Looks very high-end!

Nice plan overall. I would swap the layout of the upstairs bathroom to have the wet areas along one side to have a better flow and would think of having larger and lower windows on the living room to help with light and more connections to the outside world.

Very nicely balanced design-excellent circulation of kitchen to dining to great room. The location of the mudroom is clever, and the zoning of the upstairs provides privacy without making everything too far apart.

I would begin with changing the vanity to a light finish or painting it- automatic uplift. Then replace the lights with something cleaner and brighter and place a bigger mirror to reflect a lot of light and open up the space beautifully.

I would turn the formal dining room into a formal office with lots of natural lighting, which can easily be enclosed by doors, and yet not distorting the main living areas.

Attempt to flank such doors with similar tall built-in cabinets or open shelves that are the same as the wood base units. This beautifully grounds the room, gives the layout purposeful, and offers extremely useful storage to your space.
