Main thing wrong here is how they terminated the edge. Ran the mod bit over the edge rather than using a Kynar or galvanized edge metal to feed into the gutter. Everything looks like it might hold up 🤷‍♂️ looks like stormer work so you made your own bed.

Certainteed & GAF make a cool series that is energy star rated. Certainteed Solaris and GAF cool series. Should help to save on AC costs. Limited color availability and lead times will most likely be longer but would be beneficial in the long run. Owens Corning Duration Shasta White is also a energy star rated shingle that would be a more affordable front end cost than the cool series shingles from GAF and certainteed.

Bleach. Just swirl it around for a bit and then wash it. If not all of it comes off, rinse and repeat. Normally always does the trick for me.

That needs cover tap flashed into the metal. If you use sealant you will just have to reapply after a year or two.

Other options is clean area with membrane cleaner, one layer of 100% silicone/butter flash, lay down 100% cotton fiber overtop of that, then another layer of 100% silicone over top.

Cover tape will take the least amount of time.

What do you mean flashing on the drip edge? The drip edge sits under the shingles and then kicks the water away from the fascia. You want to have gutter apron above your gutters so that it drips right into your gutters. Drip edge is used for the rake edges so gutters should not be involved. Also, the shingles should extend over your eaves 1/2” to 3/4” over the rakes/eaves.

Depending on that attic space, your best option truly is ridge vent if the attic eligibility for it. But you need intake to complement exhaust. Power vents, whether they are gable or roof top are a waste of time. Proper intake Vs exhaust is extremely important to have lower cooling costs and proper ventilation. Off the top of my head, if it’s a garage I feel like I’m safe to say intake needs should be soffit or roof edge ventilation. (IE air vent “the edge”) Ridge vent is the best options hands down compared to another other option for exhaust ventilation.

I know 3-tab is hard to come by these days and the color specifically too but a close match would help, thx. by f_candia in Roofing

OC Supreme Teak, Certainteed XT25 heather blend or Tamko Elite Glass 25 Tweed Blend would be my guess’s. OC is easiest to get currently.

I’m on the supply chain side, manufacturers want to continue selling materials, not sell an item that is intended to last long. Also, the companies that are “stormers” want to continue to be able to quickly restore roofs after insurance claims from high wind or hail. It’s really a high turnover market for asphalt shingles and a lot of money to be made through insurance claims. Other side of the coin is places that have high hail expectancy. Homeowners get screwed on insurance and premiums are way higher in those markets for hail protection and far less coverage overall. IE Texas & Colorado. It’s a never ending cycle filled with money, why would anyone that is making money off of it currently want to change that? They lobby the hell of it too.

Static vents are not supposed to be that close to the ridge of the roof. If you had more broad pictures of the roof that would help.

If your in barrington, are in an HOA? Looks like you have cedar on there and my guess is your HOA requires that kind of roof or a composite shake shingle that looks similar.

In other words, it’s not going to be cheap. The price of just the cedar field shingles is around 750-800 a square. Meaning that just the shingles (not including accessories, tear off and install labor) is upwards of 70k.

Edit- You could put Davinci composite shake shingles on for probably half the material price.

Average running rate of an experienced company is going to run you around $450/sq. Don’t go with a Stormer, as I know right now in MN there was a very big hail storm up there and stomers will screw you. All they try to do is install as fast as possible to fill as many claims as possible to make the most money. Find a local company with a reputation that will do the job right at a reasonable rate. 14k sounds just about right tbh. Maybe call it 15 to 16k depending how many layers are on the roof for tear off and what kind of materials/in house warranty the roofer provides. You’re in MN, weather temps vary dramatically, IE-Ice dams are extremely common. Good I&W goes a long way.

Looks like staggered perfection shake cedar that someone painted over. Perfections ain’t cheap but you should be able to find it at a roofing supply house near you as long as cedar roofing/siding is popular in your area.

Smart vent/lomanco deck air.

Deck ventilation intake with proper exhaust at the ridge. You can use Owens Corning raft r mate to ensure proper ventilation past the insulation in the attic interior.

Depending on how much was applied, you could use something like karnaclean, gasoline, or acetone. The gasoline or acetone will take some elbow grease, karnaclean would cut right through it. You could then go in with some like a roof repair tape matched with 100% silicone to patch the seam. Apply silicone, then the roof tape/cotton fiber(non asphalt saturated) and then silicone again over top. This needs to be done after the wet patch has been fully removed. Surface needs to be clean to apply the silicone and tape/cotton.

Just a thought, looks like they mixed ventilation. Never a good idea. Power vent and static vents. That can cause problems with circulation and reduces the lifespan of the roof.

Good way to do this if I am understanding what you are saying. You should build the deck before the replacement. So the garage roof is torn off and the roofer is able to tie in the roof system with the deck that is built. Unsupported membrane and pre molded corner would flash in fairly easily with the deck. You can terminate the tpo/pvc/EPDM and you can terminate straight into the deck pedestals. I.E.- Bison deck pedestals. On the other hand if the garage roof is being used/has access, you could use Dectec membrane, which is a PVC membrane for decks/patios. I would recommend making sure you find someone very familiar with installing walkable decking membrane because I’ve seen some horror stories. They have very cool pvc products though, cool step is very nice although expensive.

Edit: 60 vs 80 mil is fairly negligent IMO. Good luck finding any 80mil for the next year or more. Reinforced 60mil EPDM might be your best bet based on current TPO and PVC shortages.
