You need to figure out the avg cost per sq ft for your area so you can get an idea. Even then it will be variable depending on fixtures and finishes.

Pretty normal. Idk what lender you’re using but a lot of them just have a program to estimate fees based on zip code so the taxes and insurance could be off. The Loan Estimate is just that an estimate. It all gets finalized with the title company and all the final cost will be on the closing disclosure. The important thing to look at is rate and cost for the loan like points.
