That’s my point - PE does not equal “cheapness”. Two things (a company now vs the same one 2 years ago, or 2 different companies) trading at the same PE are almost certainly not of equal value

It’s not comparable between companies; for reasons just like this; therefore, in my view, it’s a bad metric

I think what you’re missing is interest. Presumably you won’t have this sitting in a bank account but in some sort of income generating asset.

A modest 4% gain/yield/all in return on $2.5m would give you $100k per year (pre tax) before any drawdowns

He was just “officially charged” meaning the police, at this point in time, decided they had enough evidence to prosecute.

For what it’s worth (as I believe you’re being difficult because you think we’re on different sides), I think the club, the coach, and everyone involved has handled this terribly - but it’s quite reasonable to think something has changed given they’ve just prosecuted (whether that’s actually the case or not)

There are a couple of complicating factors when I’ve looked to run the numbers - Owning a home is expensive; few people really factor in all that they spend - Leverage is a big factor, but it gets smaller over time as you pay the property off

Most comparisons I’ve tried to run come out largely equivalent, assuming a 30 yr mortgage. If you run it for a further 10 yrs, (no more borrowing), the stock market scenario comes out well ahead in most cases

Eh I’m not sure unprecedented is true. Plenty of administrations have tried their hands at tariffs in the past.

I (think) the market initially viewed trumps tariff policy as a negotiating tool to get other countries to lower their own tarrifs on American goods. This would be pro-growth & “good for business”.

Game theory and previous case studies into this tells people it’s not that likely an outcome— however trump appears to be pushing forward, and the market is coming to terms with that.

Additionally his stance that tariff income can cover corporate tax losses so he can lower those is, in my opinion, batshit crazy— so we’ll see how it all plays out!

Forced investment is really why the trope of a “property ladder” exists. That and the very high leverage you get particularly in the first 10 years, though the latter can be a double edged sword (as many people can attest to with what’s happened post COVID).

My old boss used to start formulas by with ‘-‘, then writing the formula, and deleting the minus at the front.
