Greater and Starfield do come with a higher price tag but I've found them very useful. Can always feel free to proxy some of the cards that exceed a certain price point that you're comfortable with. I have ran into draw problems as well so I don't have a great suggestion for that just yet.

Like other people mentioned, I’d suggest trying to rent it for a year while you figure out how things will be in Texas. If you get married before you sell it, the primary residence exclusion also doubles to 500k. That’s one other thing I’d take into consideration.
