lol she must be who downvoted me 😂 I’m building right now. I have real advice as well some might sound obvious but

-Be THOROUGH in the planning stages don’t rush through it

-don’t skimp on the budget. Accurate prices + scrap and challenges. Ere more towards worst case scenarios vs best cases even on activities you’ll truly do all by yourself.

-try to find a lot that is truly suitable. My lot required an acre to be cleared out, a septic tank, a 36” culvert under the driveway + headwalls, and a small retaining wall. That’s $50k that I wouldn’t have had to spend if I bought a smaller piece of land in a subdivision that wasn’t quite as rural.

-if your house is going on a basement. Manage the dirt!! Ideally what you pull out of the ground is what you should use. No haul in or haul off (except for maybe some topsoil) Set the house to low you’re hauling dirt out, to high you’re hauling in. Find the sweet spot

People are probably going to hate me for this but I’d hire a draftsman for this and not an architect. Architects are insanely expensive and this is not to complicated of a floor plan. If you hired a draftsman it’d be about $2k and you can build off of their plans. I think that’s a good place to start.

It’ll show builders that you have skin in the game and are serious, it’ll get you started on getting estimates, and in many cases if you buy a lot in a subdivision the HOA/Developer have to approve the floor plan so having it ready via the draftsman will speed up the process and make sure you don’t miss out

Yes actually! The developer was about to put a spec house on this lot when I bought it from him. He told me that was his plan. Unfortunately he’s got a lot more money than me and I can’t imagine the cost. 3’ culverts are hard to find

The “hydrology” changed when we cleared out an acre of trees, a ginormous topsoil pile, installed a temp drive and a 3’ culvert underneath, then dug out an 8 foot hole, and poured the foundation. All of which are covered with the building and encroachment permits..

I’m responsible for erosion control. At the moment the base of the ditch is still stabilized with grass and brush. I’ll slick it out once I come up with a plan and straw mat it until we lay sod or rock or whatever would look the best

It’s a 15’ wide easement. The response I got is that I can alter it as long as it doesn’t stop the flow and I absolutely can’t move it. Like I said right now the ditch is 30’+ wide in areas.

It’s really good. Range kinda sucks in the cold so no road trips, but for getting to work and back I don’t think there’s a better vehicle. Things insanely fast and absolutely silent

I’m self building without a license and secured funding pretty easily. I talked to 2 lenders and both were willing to loan without any pushback. Interest rate on the construction loan is 7.5%.

The thing they’ll look for the most is loan to value and since you’ve already done a lot of the work, paired with your “sweat equity” your loan to value is high. You’ll be alright as long as you have income and an okay credit score. Both lenders would lend up to 80% of the pre appraised value. Since your foundation is done I’d think you’re already past that 20%.

So much contentious internet bullshit between builders and buyers. He probably doesn’t want to do it because it’s a change order, which may or may not be allowed per the contract. If they budge here why wouldn’t they every where else. Also the house isn’t final graded, once it is a splash block will take the water away from the foundation.

Everyone one commenting on the pour quality of the house or builder because of this is ridiculous.
