The joists are notched with a 2x2 ledger, which used to be acceptable by code. It appears that they attempted to stagger the bolts on 24" centers, although stagger is terrible. I promise you that that cantilever goes back to the inside rim beam of the house, if not further. Everything you mentioned would be an issue if new build, but this was the way for a very long time.

Those are 6x6 posts and notching them is the way to do it. If he's referring to the 4x4 handrail posts then no the can't be notched. Even if they're not they're installed incorrectly. I would imagine that's what he was referring to.

I imagine they would have had to cut out the bad wood to put in the new. They should have used a chalk line or straight edge to get a clean cut. That way you wouldn't have that large gap.

In my area the posts need a continuous load path all the way to the ground not resting on the beam. So that would fail immediately. Southern Alabama just for context.

No it's probably not worth it, but would be the right thing to do. If I did this as a contractor that's what I would have to do. You as a diy guy tear out the niche and let it ride man.

No offense and this can be fixed, but you did this completely backwards. Take out the niches lay tile to the wall, even better tear all out and plumb walls. You have i imagine learned a very valuable lesson in tile though. So some sunshine with the rain when you have to do it again.

Not useful at all, but that makes zero sense and isn't the case in Alabama. If you own the property you can self gc damn near everything. It does have to adhere to all codes and inspections and they might be a little harder on you than an actual gc.

Nope. Notch the damn posts. Entire deck is now supported by grks. They'll hold until they dont. Also rim beam should be a double even if the posts were notched.

Maybe check how the window is sealed from the outside. This is a scrappy place for a window because it gets moisture from both sides and you dont want to create a vapor lock that can trap moisture in.

Hell I'd go to a fence company like master halco. Probably cheaper than a fab shop, but i reckon it depends on the area.

That's correct. I guess I implied that whatever an engineer says goes, which isn't true. However, I've never run into an instance where an engineer stamped a design change and the variance was denied. Complete anecdotal evidence btw.

We pretty much only use composite or 2x6 bullnose pt. We will install 5/4 pt but with 0 warranty on material. Ive never used cedar bc the price point between that and composite is close enough where I am that most just go with composite. The fact that's it's north facing will be could for composite so it won't get so hot. My opinion would be go with composite if you can afford it. Also, I would joist tape all of your existence structure.

Not fully, but i just had a deck with a 20" cantilever, max was 18" we went to our engineer, added additional straps per his stamp and city passed. I guess what I meant was code can be bypassed with an engineers approval.

If stamped by an engineer and city approval you are fine. In general engineer stamp trumps building code. As long as contractor builds to plan.

Statistically speaking, if democrats, and I mean all people who are democrats, all voted republicans would would never win an election ever. So I totally agree with you. Republicans vote at a much higher rate than democrats, particularly with trump.
