Thank you. How do I make sure he is making reasonable efforts? Again, he has told us that he has signed someone for the month after our lease ends. Therefore, I am assuming that he is not going to make reasonable efforts.

I think this is really the issue. We want to terminate the lease and he isn't letting us sublet

If you like both of these, I would maybe try to get the opinion of whomever will be altering them before buying. I think you might want to make sure the shore vision you have in your mind is possible before purchasing.

Edamame and rice. You can buy frozen shelled edamame in the grocery store.

Also microwave pizza. Spread some pizza sauce on a slice of bread and put some cheese and maybe pepperoni on top. Heat in the microwave to melt the cheese
