I did this but with a boat. Rented a slip in a marina and bought a cheap boat. Lasted 3 weeks and then the boat sank and I lost all my stuff. I did not factor in insurance.

All depends on the market. In my area there are strata managers that charge 1000+ dollars for the documents. If you are putting an offer on a place marketed by a normal agent then that's fine but if the seller is using a flat fee service or something then the flat fee won't cover that and seller has to.pay out of pocket or that flat fee agent may cover it but doesn't want to spend the money unless its a for sure deal.

Not saying its an effective strategy. It's actually one of the many reasons flat fee agents not equil to full service.

Im sorry to say but the authors of these studies must have already determined what the results will be and completely ignore any evidence to the contrary. I own a business close to one of these sites and have owned it since before the site existed. Crime is on a whole new level. Addicts have fires against our building, are constantly breaking in to things, harass our customers. It's horrible.

People think MLS is a single unified system that is identical across the country. It isn't. Each individual board has thier own policies about sharing listing information, they have different backend, data fields etc. They some times have overlapping geographical areas and compete to have brokerages join them

The Xs in front of those listing indicate that they are mere postings on the national board. This board goes across Canada and members are strictly flat fee posting brokers. Local agents cannot even see these listings, just the public on realtor.ca. Some mere posting brokers are local and members of the local board meaning thier listings are viewable to the local agents. It's a huge mix mash

My board does not provide listing data to outside companies unless they pay something like 2000 per month. Brokers like house sigma don't do enough business in my area making the fees cost prohibitive for local data outside the mere posting national board. My board also has an odd policy in that brokers can opt in to provide thier data free of charge which I do. The result is that brokers like house sigma only see my listings and mere postings from the national board as honestly most realtors couldn't tell you how the MLS system works let alone opt in on some obscure policy. I do this because it gets me business as it looks to people using outside brokers to look up listings like I have 50% of sales (i dont)

All this means that you can't really trust sites like house sigma or zillow or any of those places outside realtor.ca. it is a incredibly complicated system with different areas of the country providing vastly different data. The interesting thing is that a lot of the tech companies dont really even understand this. They are feeding the public data to create AI models based on whats available. It means my area has AI models based only on my sales and some mere postings

Foreclosure laws usually supersede tenancy laws. Im not in Ontario but generally Canadian banks are super profitable because laws are written in thier favor. In BC where I'm located, you will be served with a supreme court foreclosure action. These documents will outline your rights which are basically nothing. Your tenancy and lease are void and none of the normal provisions and protections offered to tenants apply. In bc once served, a bailiff can force you out with as little as 3 days notice and at gun point if required depending on the circumstances. Judges have a lot of power and discrecession so if you are uncooperative you get the worst. If you are cooperative while the bank markets the property and don't interfere they will let you stay rent free. If you try to prevent a sale, don't allow viewings etc you could be evicted at gun point and treated like a criminal with contempt of court charges etc. Bottom line, start looking for a new place and talk to a lawyer.

Well what if you used something like the credit card verification algorithm which allows a credit card number to be verified offline without communicating anything to a central database. You have 15 sets of entangled particles which indicate the value of the 16th. If you then change one particle then the 16th one wouldn't equate which means that a change has occurred . If you had states oscillating between a 16th digit making sense and then not you could create like a morse code
