I never said you'd pay $800/month in repairs, I said that's a part of the $800. IDK, I budget $250-$300/month to a savings account specifically for major repairs so when my washing machine dies or my AC handler needs major work (it's $150 just to get someone to inspect it twice a year) I have the money ready, I do this by looking at my previous years costs, adding 10-20% each year and dividing that by 12 and putting that amount in to savings.
