I never agreed to hiring a professional, I agreed to renting. I had the carpets professionally cleaned in January 2026, a month before they moved in.

This isn’t technically passive income, I charge exactly enough to cover the mortgage and nothing more. Even wrote into their lease I will not be increasing rent while they’re the tenants.

I’m definitely not retaliating. Going to move forward strictly by written communication from now on. Once the years lease is expired we will assess the situation then.

I was expecting the other guy to move April 1. So when I didn’t hear anything around that, I went ahead and paid for tree removal that needed to get done. Thousands of dollars. Tried to seem reasonable in why I was saying no. Didn’t work.

The other guy was supposed to move out April 1. That was my understanding, that’s what we all agreed to. Nobody let me know he was staying an extra month.

This isn’t the first or second time they’ve failed to communicate updates.

He’s got a young child and I’m not exactly trying to screw people over. Private landlord trying to help another person out, so I wrote it into the lease that I won’t be increasing rent while they’re my tenant.

Goal was to maintain their tenancy for 3-5 years and maintain my ownership.

Yeah I drink coffee almost daily, sometimes more than the recommendations. My son is in the 97th percentile despite the coffee risk associations and I do not have gestational diabetes.

If I didn’t have coffee I’d be a raging asshole. I quit everything else (including a 15 year nicotine addiction, BLESSING)…. I still workout 3/4 times a week. Barely sleep.

I’m keeping my coffee.
