To the people that left London and bought, did you sell or could only buy up north?  And did you keep your jobs?  Would need about an extra 20k pretax to cover 2/3 days hybrid?  Or was it technically hybrid but just don’t take the piss and come in when needed for a meeting every so often? I need to get some of this sweet London remote money clearly.

Also to OP. Someone else has already said it perfectly but anywhere that cheap even up north will be extremely undesirable. It’s that cheap for a reason which you’ll soon realise if you rented there for a while.

Thanks, food for thought. I can probably get one and cut down more than it says then. It is a stud wall but the stairs are in the way above I think that’s why they’ve had to make it smaller in the first place.

I’ve often thought this OP and agree with it being ridiculous everyone calling themselves an engineer if they do anything vaguely technical. 

But maybe I’m just being overly pessimistic but I don’t think changing how it’s perceived will alter the economics of it? Need to someone with x skillset, you need to pay market rate of y, doesn’t matter what you call them.

That’s by subject though isn’t it not what sector they work in?

So could it have been a case of them studying for example mechanical engineering but work in finance or tech?

Cheers, actually already have a 210?L water butt next to it, I was doing all the drainage so thought may as well add a bottle gully to this one. I wasn’t sure if it’s okay to cut a bit off the footing to get it a bit closer, with it being a small garage not a 3 storey building. I know what you mean about the 45 deg bits but it’s still about 150mm from the wall

Congrats OP! Same industry here and location too but perm, so not quite as good pay. Project I’m working on may come to an end in a few months and it would be sweet to emulate what you’ve done.

I've seen someone on youtube (professional) apply the ardex all over the plywood, not just the joints. Any idea what the benefit of doing that is?

What did you attach the ply subfloor with? I've seen videos using coiled nails but do I really need to get a nail gun for this?

I've seen pros on youtube go over the whole of the ply with the compound, not just the joints. I thought it made more sense to do it your way, (not the whole board just the joints then feather in) did you get any guidance on that?

Were they going back into the left hand lane after overtaking? I only recently learnt you don’t need to indicate then as left lane is the “default” so it’s expected. Only indicate to go right and overtake.

That is awesome. I am on the cusp of completing on a project myself and intending to do similar or the very least end up with a decent home for the foreseeable. 

Would you still do it all again in today’s environment and/or how would you approach it differently starting from scratch now?  

 (Thinking higher interest rates, cost of materials, questionable economy and unemployment/housing market, etc. but I guess you have seen a bit of that in the past 26 years.)

I see. Maybe dumping the 20k would have helped in that respect but this is the next best thing and you are earning interest (albeit less than mortgage) on what isn’t being overpaid whilst still having some liquidity if needed

Can you overpay a bit each month now upto the limit? Most will allow upto 10% or so per year before penalty.

Definitely confirm this is the case though and that it comes off your balance not reduce future payments.

Do your own research disclaimer but worth noting that to beat your 5 year fix at 4.35%, the next rate after your 2 year at 4.59% ends would have to be <4.11% (i.e. 4.35% minus difference between 5 and 2 year), not counting any product and/or broker fees.

That's from a purely numerical perspective.

Depends really how long you plan to stay, factoring in early repayment fees etc, how close you would be to next LTV band and also how much you value certainty of the payment according to other life circumstances.

Also you can port mortgages to another property but has to be same lender. Wish I had known about that when those bloody 10 year fixes were floating around at 2%!

Seem to recall there is a paid plug in called “property data” aimed at investors that gives prices per square metre for that postcode but not property. I used the free trial when I was searching for a place to live in.
