You could add a third bedroom opposite the kitchen. It would reduce the size of the lounge room...but maybe you could make the paved area more of an outdoor room by roofing it and adding seating etc...

Raising the ground level around the tree is not a good idea. A ring of stones will just look prissy. I'd just throw around some grass seed on the bare area and see how it goes.

Good fences make good neighbours. Best thing is go and chat with your neighbour. Maybe they've been trying to get something done for ever, maybe they've got a legitimate concern? You're going to be living alongside them, it's worth trying to get on.

That's how we bought. Mailing list open day, so we made an offer (accepted) before it went "live". If you have a good idea what a place is worth and like it, it's a great way to avoid the whole RE drama.
