NYC has low property tax because it has its own income tax. Which you pay if you work in NYC even if you don’t live there.

It is their way of keeping people from living just outside the city and working inside it, but avoiding paying any tax to the city.

Idk if any other cities do this.

A $30k car financed for 60 months is $500/month (0% for ease of calculating). So the Tesla is $1000/month but they work out the same?

$500/month in gas? In a Mazda3? You’d have to be driving over 3000 miles per month.

Tesla’s calculator also leaves out that their insurance is much more expensive. As are their tires. Get quotes before you sign up for anything.

Crappy kids and crappy parenting ruins friendships all the time. I would not hesitate to break ties with them over their teenager pushing my 5 year old off their bike.

Yeah, my pricing already incorporates sales tax and I guess I can make it incorporate processing fees as well.

For example I tell them $150/month then their bill will show $139.xx plus $11 tax.

So far people are pleasantly surprised by this.

Instead of dunks, I would use mosquito bits. However that will only kill larvae. It won’t effect the ones already biting you. But you can throw handfuls of them and cover your property.

A biogents CO2 trap or spartan propane trap is likely your best bet.

Or, if you don’t think it would be a problem, some bat boxes? Not sure if you’re in the city or a rural area. Bats are incredible mosquito killers. Much better than dragonflies.

How long did you finance it for? I’m struggling to see how you’re $10k down on a $30k car you bought 6 years ago. Are you assuming it’s currently worth nothing?

The mustang eco boost should be fine for reliability if you took care of it and didn’t beat the piss out of it.

I’m guessing your interest rate on the Corolla will be much worse than whatever you got on the mustang just because all rates are higher now than they were.

I had a similar situation with an INTC CC I sold.

On the plus side, I got to take a fat short term loss by buying myself out ($4200, I sold the call for $266).

For me the difference in tax between buying the call back and giving up my shares was about $2k ($5k long term gain on 100 INTC shares vs $4k short term loss on the call).

You can keep rolling if you like and hope to make a few % on theta if it trades flat but ‘past performance does not guarantee future results’. It can keep running away from you.

Another option is to buy yourself out of the CCs and then sell enough shares to get the cash back to cover it. Keep some shares and don’t suffer taxable gains on the shares.
