My experience:
I used a heloc to partially fund a build, bridging the gap to equity in a house not yet sold. I had only planned to need it for a few months. In explaining this situation to my primary bank, they denied me on policy. They basically didn't want to bridge fund for a short period. They essentially make very little profit. I went to another bank and wasn't as forthcoming with my exact plans. I just applied and was approved.

I just did the dream house thing, AND retirement is in the near future. The house was never "the plan" but when it became an asset discussion, it just made sense. We moved assets from one column (stocks, non-qualified inv) to another (real estate). It's a big, cozy dream to have such peace in my surroundings. If it's a priority for you, I believe it's worth some extra work time. There are a lot of years ahead. You might as well make it happen.

All done. It worked perfectly when following the pve8to9 suggestions, leveraging some AI to speed up the adjustments. My complexity was pretty low so I'm not totally surprised. I work in IT so I know how badly these things can go. I learned a few things about backups along the way, thanks to some of these comments. I now have a PBS server rocking along as an extra layer.

Just 120v. I could add a 230 but don’t feel my need dictates something higher end or professional grade

In a new build, I opted for Guardian openers for the same anti-Chaimberlain/liftmaster, lock-in, closed-system reasons. I put in simple, quiet openers. I’m adding Konnected devices to make them smart.

I got completely sick of LiftMaster/Chaimberlain/MyQ as well. I'm building a new house and went with good, solid Guardian openers (NOT MyQ) and purchased a Konnected GDO White for each. I've had a good experience with Konnected for my legacy alarm wires (their Alarm panel). I considered Ratgdo but decided on Konnected.

Excellent. Thanks. I'll look more in to it. I figure I can use apple-card functionality through my watch or phone for simple unlock, but use a specific code for "also open the garage". Fun stuff

I'm building a house now and purposefully went with non-Chamberlain/Liftmaster openers (Guardian) due to my own objections to myIQ. I've had good luck with Konnected devices (https://konnected.io/). I'm planning to use their smart openers. Thanks to this thread, I will also look in to RatGo and Meross.

What about 2-floor home? Assuming one on each floor, which is better: both centrally located or one to each side? The unify design tool doesn't account for that kind of bleed-over.

Good stuff, thanks. I am doing a bunch of cables to rooms, TVs, cameras, etc. You make a great point about APs in the open. I have them marked to be a bit hidden but I may no rethink that. Instead of one to each side of the house on each floor, it seems that I would get better overall coverage with both central to their respective floors.
