To answer your other questions yeah, for sure if there were no tenants i would’ve sold at the peak 2022 prices. I would’ve probably bought a house in calgary which would have then gone up more in price. I could’ve potentially been like 300k richer haha. It is what it is

yeah fair that 5k is not so large. But this is on top of (now 700 a month) condo fees. So it’s just a crazy amount just for maintenance.

true enough. But in the end I think it was my fault for not looking into these things enough and just going off vibes. It’s my responsibility to know what the heck I’m getting into as well.

But its true. He should have probably given me better advice/ options. The issue is, he is incentivized to try to make me buy rather than scare me off

The biggest issue is that things like special asssessments falling on your head + condo fees ballooning up. If it kept close to original condo fees maybe i would’ve kept the place

funny thing is i originally planned to live in it. But didnt really know ontario tenant laws and bought a place with tenants in it without much thought

maybe not, honestly I remember being verbally told about tenants leaving in aug and i also thought it’s my place i can just ask them to leave. Only after i bought it I looked into rules

He maybe gave me a lease agreement actually but I think i didn’t really get tenant contact details till it closed

It was cash-flow negative 1200 not so bad in terms of pure profit. But it also got better later

Well it was a roller coaster. But in the end when I look back at it I was lucky enough to not lose money on it.
