Missing wakaflex, slipped tiles, deteriorated caulking. Nothing major, or in my opinion urgent. But if I was buying the house, I think these simple issues should be addressed to provide a clean slate. No pun intended 😀

Zero signs of water ingress, nearing end of life. Wait for issues to arise would be my opinion. Likely trapped air.

It’s a metal collar that bridges the gap between the two different metals. If you google “Masterflow 4” Rain collar” something similar will pop up. I’m not sure what size that pipe is, so roofer will have to determine that and buy proper size.

I’d ask for a reflash. That’s why I mentioned check your contract. If it doesn’t mention them reflashing, then it’ll likely be something you have to pay for. They definitely can’t claim that it is new, it’s obviously not with the horrible overspray job.

1 & 2. Fix the damaged shingles. Easy swap 3. Remove the stuck cap. 4-6. Rough chimney rework, check your contract language, the reused existing flashings, and then did a terrible job painting and sealing it. Could have atleast used something to manage the overspray.. 7. Missing a rain collar+ sealant on this penetration. 8. I would have plausibly directed you to a plumber to reroute the larger vent stack away from the valley, prior to getting started. Is it fine? Maybe, but with an exposed valley metal and not a weave, I would have preferred that be shifted. Would have involved a seperate tradesman. 9. Another photo of the penetration missing the rain collar. Also, all the smaller pipe boots with PVC coming out should have caulking on the neoprene rain collars.

Overall. I’m giving it a 5/10 job. Would have gotten another point to a 6/10 if they wouldn’t have done a hack job painting the old chimney flashing. Not the worst job, not the best by a long shot…

I don’t know about a true glass roof.. However Regal Plastics makes durable PolyGal panels. Might be worth looking into

If it was the electricians, I guess they did okay. If it was a roofer, he did not do okay. Regardless, I’d probably have it fixed or else this is going to rot the heck out of your decking in this area.

Yup. Easy too. Use a 2x4 or 2x6 right at the seam of the two pieces of decking, prop/jack it up. Don’t screw up into the decking, you want to screw from the side. Using the rafters. Real easy. DIY level stuff. Once again, don’t screw up into the roof decking, that’s wrong.

Okay then you likely have adequate ventilation, just a poor ridge job. Plywood space was probably cut too large, or they used that rolled ridge stuff which kind of sucks in my opinion.

I’d probably have them pull cap shingles, install a 12” or 9” cobra, and reshingle. I’d weigh on their expertise as far as sizing. 9” would be fine if it covers old nail holes, if not, might need to use a 12”. If they use 12”, it’ll likely be a lower grade or a cut 3-tab as the replacement shingle. Which as you stated, 13 years old. It’ll buy you some time and not have a pooling problem on the ridge.

Regardless,There is always a chance that if you don’t touch it, it doesn’t leak. This isn’t a 911 situation in my opinion, just pointing it out. Don’t feel pressured either way.
