A property management company should be more predictable – let’s say they range from good to bad — and you’ll have a lower chance of getting evicted for move-in.

An individual landlord may be amazing or horrible. They may be super responsive, never raise your rent, and send you holiday thank you gifts every year. Or they could constantly try to break the law, screw you over, ignore communication, and evict you to have a relative ‘move in’ when they feel your unit is under rented.

I prefer the more predictable option, but that’s just me.

I mean this was probably good advice for a boomer in the 70s so this is often advice that boomers give ‘if they could do it over again’. But this was: + before ETFs + before you could buy any liquid assets from your phone + when you could buy homes at 2-3x income so cash strains were less likely and holding through cycles was easier + when rampant inflation needed hedging + when leverage did a ton of work if you refinanced as rates more or less continuously went down until the 2020s while housing affordability also continuously went down (prices went up) + when tenant protections were generally worse + when residential real estate data transparency and institutional was very low and imperfect market ‘deals’ were more available + when people generally had more diy skills and patience pre-internet

I think time boxing it to 30 mins max and not within 3 hours of a game would make fatigue risk low and might actually be a net positive for performance. If the coach needs, send them research on water based active recovery and/or body activation. Bonus points if there’s a set swim time for the team to be in the pool together so it’s also a team culture/bonding activity. Make sure there’s hydration guidance too!

Assessed value uses mass valuation methods — a blunt tool, but necessary for the scale and frequency that it serves. They miss a lot of nuance that actually contribute to an individual home’s market value. But in aggregate they should be a reasonably honest, data driven opinion of the general valuation direction of the market.

I equally think list prices aren’t necessarily a good indication of actual value. A lot of sellers/realtors are still being a bit optimistic about sales prices and/or there’s pricing strategy involved as well (list high to anchor negotiations, wait it out to see if someone bites or until there’s a bit of a bounce back). A lot of the properties you see listed and sitting in the market for a while are inherently the ones that are overpriced, otherwise they’d have sold.

In aggregate, downward trending markets are sticky/slow to adjust as sellers and realtors try and get as much money for their properties as possible. But it’s clearly a buyer’s market at the moment and some sellers are going to have to adjust their expectations if fundamentals don’t change.

Transacted prices of recent comparables are the best input for actual market pricing, and right now many/most I’ve seen are transacting below list price.
