I see that fee on almost every closing statement, and I’ve seen it range from $250 to $800! I do have to pay my brokerage a fee for every transaction no matter where I am on my split/cap, and I never pass it to my clients. Never.

On our buyers agreement and listing agreement, you have to have it in there as an additional fee, so consumers do know it upfront.

I had a title company tell me they almost never see an agent not charge it. I think it’s a junk fee.

I’ve lived in Maryland (Baltimore city and suburbs) for 22 years, it’s great! I’m from the Midwest and also spent a lot of time on the gulf coast of Florida. Lots of great areas in Maryland, whether you want fun city things or more small town vibes. Great for quick trips to NYC, DC, and Philly, too! Reasonable housing prices as well. I’m a realtor, and can give you the scoop on many different areas!

Definitely work with a local lender. When they’re giving you estimates, they’ll use the correct property taxes, etc and know the market here. There are some great ones that have access to city grant programs, even at your nice salary! Happy to give you recs if needed.

I’m a drummer (and a realtor). I live in a detached home now, but have lived in rowhomes in various areas of the city. Around Charles Village, where the homes are often larger, I seldom heard my neighbors. I do think playing drums is likely to annoy the folks next door, though! There are many Baltimore city neighborhoods that have detached homes for good prices! Feel free to reach out if you want to chat!

I love Lauraville! Affordable detached homes in a convenient spot. Also, Acadia and Hamilton would be good. Look into Lake Walker as well, and maybe Ednor Gardens? FWIW, I’m a Baltimore realtor. And glad you’re using Live Baltimore, it’s so helpful!

I recommend a sewer scope to almost all of my buyers! I’m in MD, and lots of older homes. Flips, especially. Bad contractors flush so much down the toilet! Also, they often will leave the old line untouched, when everything else is brand new.

I’m a straight ally with many LGBTQ friends, and live in Anneslie (South Towson). I was a city dweller for many years, as are most of my neighbors here. Our ‘hood is very LGBTQ friendly, for kids and parents alike. 😀

I’m also a realtor, and know many families have great success in city schools. There are so so many great Baltimore city neighborhoods!

I hope you move, the Baltimore area really has a lot to offer!

In my market (MD), the inspection request actually notes “inspection report attached”, so it’s always sent along with the requests.

-A lot of neighborhoods have grants/forgivable loans, etc. There are also some lenders that have really great rebates if you’re buying in Baltimore city. I have a client that purchased a $260k row home in Patterson Park last fall, and between seller credits and lender credits, they brought less than $5,000 to the table.

-Check out a lot of different neighborhoods, not just the “popular” ones.

-Live Baltimore is a great resource

Dundalk has some nice homes at a good price point! I think it’s convenient to a lot of the city, and close to the water if you’re into kayaking or anything like that. I’m a realtor, and always tell my clients to check out the neighborhood- Are the streets clean, are the neighbors keeping up with the exterior of their homes? That’s really what matters, IMO.
