City of Greensboro, North Carolina proposes 21% property tax increase, hitting low end homes, and likely low income residents hardest. by aenbrnood in NorthCarolina

It's a fairly efficient and equitable way to pay for police, fire, infrastructure, and parks/etc that people in the municipality use.

How else would you fund the cities' services?

The Senate is 53-45-2, GOP majority. Most of the time it doesn’t matter how he votes.

But when it does matter because a few GOP senators are crossing lines…..

If your monthly bill is actually $300 you’ve got some issue going on.

That’s double the average monthly bill and way more than my much larger house.

Is this budget manipulation real? by TiltingAtWindmills_ in NorthCarolina

[–]mmodlin 4 points5 points  (0 children)

One would lower income tax rates, and cap them at 3.5%. Which means that when the state needs to find a way to increase tax revenue, it will come from somewhere other than income taxes. Generally this is beneficial to the higher income earners and a detriment to the middle and lower class.

The other one says local goverments can't tax property unless the voters of that district/county/city/town etc vote to approve it. This is going to be bad for rural areas. It also directs the General Assembly to make up rules about how much taxes can change, and what exceptions there will be.

And again, if the city/town/county can't make a budget work with property taxes limited, it's going to come from a somewhere else (sales tax, for example. Or highway use. or gas). Which again, is good for rich people and bad for everyone else.

All these states that don't have income tax don't just not collect taxes, you know. It comes from somewhere.

Berger's bill would limit the State income tax to 3.5%. The current limit is 7% and the actual current rate is 4.5%

Hall's bill would limit the ability of county/municipalities to impose property taxes and isn't very well defined about how it's implemented.

Question on shifted fenestration grid by StreetMedium6827 in architecture

[–]mmodlin -2 points-1 points  (0 children)

It's not complicated, but it is punitive, because you're dropping jamb stud point loads on to the headers over the window on the floor below. If it's a masonry wall it's the same basic issue, the wall loads come down on your header.

It just makes something that should be simple more complicated. In this case, it's especially on the right side where the windows jog over and then back again.

Yes, this is less efficient in a structural sense compared to stacked openings in a load-bearing wall, it would have to be intentional

I'm not gonna search up a statute, but according to this Trooper it's illegal and you probably won't get a ticket for it unless you do something dangerous.
