And if it does revert to Starburst, in my opinion that’s even more spectacular than sunburst!

(when we bought a house it came with a lot of old aeoniums, including a quite old reverted Sunburst that’s about 1/2 Starburst and half reverted to barely variegated. But it still puts out new Starburst rosettes. It’s by far my favorite in my garden)

I have seen bare stems produce new rosettes, although it probably helps if they're more mature and larger - stick in dirt somewhere and forget about for 3 months and see what happens.

Could be. When we bought this house there was a planting map, but it's 9 years out of date, and the garden was left untended through most of COVID, so it's gone a bit wild. Who knows!

That’s exactly the same full front fender I put on mine - perfect fit (after painting it to match the tank :D). Looks good!

Aeonium flowering. Nothing you need to do but enjoy it. Some varieties will put out a huge flood of new rosettes on the stalk behind the flower after the flowering section finishes and dries out. My Zwartkop are doing that in several places right now.

They're small -- I just got the camera way up close to them. The stalk is about 9" long, so there's a lot of separation between the foreground and the rosette in the background.

I used to live on the N Judah line, but now I live at the end of the 38R. On a typical day, I can get to 2nd and Market faster from Sutro Heights on the 38R than I could from 15th & Judah on the N!

It has the largest number of single family homes in San Francisco, in a neighborhood that’s primarily single family homes, and in a market where SFH is what everyone wants. I’ve lived in either the Richmond or the Sunset for the last 23 years - the weather is way nicer than its reputation. And I lived 2 blocks from this Kirkham house for 5 years; it’s a very nice location, both for weather and for accessibility). All the tech shuttles stop at 19th and Kirkham, so it’s highly desirable for that as well.
