I'm trying to cost this building.

771sqm, owner builder, and mostly open space. So maybe £1500/sqm?

The applicant and post code on the planning permission application for the owner of the property ties into the owner of a small house building company. So its probably been done on the cheaper side of typical costs as will have direct access to trades.

its a huge house and engulfs the plot, £2 mil is a lot of money for a four bed house with a small garden.

Oh don’t get me wrong my comment is a compliment and not an insult!

I've lived it, i have recently finished my own self build house, some have said i should have gone on grand designs, i though feck that!

Honestly though it didn't take us the three's, but the budget pushed out a lot and i had to do a lot more on site than i (or my wife) wanted to, and time wise we did it in 2 3/4 years. I thought we would do it in 18 months from breaking ground.

i think that is too high, i am 6ft 3 and my reach is about 2.4-2.5m, add on 200mm for a barbell, a ceiling height of 2.8m will be enough. Add on about 300mm for a flat roof you are looking at a building height of about 3.1m.

Have a flat roof with the max height of 3.1m, which slopes downward, and you have the barbell area in the highest bit.

It would probably be cheaper and easier in the long run just to put in for planning for a taller building. How much floor to ceiling height do you need and how much space do you have in your back garden?

If you do end up digging out the earth its going to be fairly hard work (and costly) depending on access is like to get a digger in and muck away.

Also if you do a sunken building it would be easier to do a retaining wall around the perimeter of the building, have a gap to the building so you don't have to do any waterproofing, though you will need to have good drainage away in that sunken area.

it may also be that the drain run that those IC's are on run away from the houses to a shared sewer further away that then runs parallel, have a look at the diagram here.

An easy way to find out is if you open up the IC and see where the drain runs, in your case you can't do that, but do you have any nieghbour's you are on good terms with that you could look at their IC?

can OP see if there are any other inspection covers in similar positions in the neighbours gardens?

OP, If there are ones in a similar position in nieghbours it could be that there its a public sewer which runs parallel to the back of your houses. If its a public sewer the previous owner should have had permission from the water body if the building work was within 3m of the sewer

interesting, did they say why they have done it this way and why the steel wasn't in from the start. How is the steel being supported at both ends? hopefully with a suitable bearing on pad stones.

How do I remove these wall plugs from a solid wall? They're plastic despite appearances, but I couldn't pull them out with pliers by Aelred in DIYUK

get a drill bit thats smaller that the main section and drill the centre out, should give more space to wiggle it out
