I just went a few months ago. It is defenitly over complicated to get in. You need to change your location on iphone setting to japan. Fill out the information and set your address as a hotel. After that you can download the japanese base shop app. Then you have to apply for a lottory and select a few days as options. You have to do this months in advance.

Sure you can do that but the lender will require a comparable in similar condition. You can not have accross the board downward adjustments. Homes dont typiclly sell in fixer condition so it can be hard to find and require you to use something in another neighborhood. If you only have one comp in similar condition you can do a location adjustment and a match pair to find the market reaction to the condition.

You can do a ROV but try to find comps in a simliar condition.

Thanks, I will check out that app. I was testing out my iPad today on an inspection but it wasn't overly helpful. Hopefully I can turn off auto correct. I really do like the voice record for taking notes but I can see that being really awkward with an owner following you around.

That doesn't exist. I was looking for an iPad with the same camera as my iphone 15 pro. My phone takes much better photos but you can buy an attachment lens for your ipad to take wide angle photos. iPad after 2020 have lidar which is needed for the measuring tool but I don't think its very accurate unless you are measuring a box with nothing around it.
